Jung-gu, Seoul (Mayor Kim Gil-seong) announced on the 1st that the Namsan height district has been completely reorganized for the first time in 30 years through the announcement of Seoul City's urban management plan (height district) decision (change) and topographic map.


Accordingly, the general residential areas in five neighborhoods?Hoehyeon-dong, Myeong-dong, Jangchung-dong, Pildong, and Dasan-dong?that were subject to height regulations will have their height limits relaxed from the previous 12?20m to 16?28m, and the semi-residential areas will be relaxed from the previous 20m to 32?40m.


In particular, the most significant regulatory improvement is that buildings can be constructed up to 15 floors high when redevelopment projects are carried out within a 250m radius of subway stations and in areas near Soparo and the fortress wall paths.


Additionally, if existing apartment complexes that already exceed the height limit undergo remodeling, they can add two more floors, and newly constructed tourist accommodation facilities can also be recognized at their existing heights.


Jung-gu regards these results as the fruit of close communication between the district office and residents. The district office played a central role in the project, and the residents responded with participation and cooperation.


Jung-gu stated, “Conditions have been created for large apartment complexes and high-quality residential complexes to be established, and areas like Sindang 9 District, which had been stagnant due to lack of immediate profitability, are expected to gain momentum,” adding, “Residents in low-rise residential areas near the fortress wall path in Dasan-dong will also become more motivated for redevelopment projects.”


Mayor Kim said, “With the rapid redevelopment of Sindang 10 District and Jungnim-dong Lot 398, more livable housing will be available in the city center,” and added, “Jung-gu, which had been constrained and deteriorated due to various regulations, will now see an increase in population and vitality.”
