Six Sites Selected for Business Review
Seoul City is promoting the supply of shared housing for single-person households in areas around Sinchon Station in Seodaemun-gu and Mangwon Station in Mapo-gu.
On the 26th, Seoul City announced that it has established the "Operational Standards for Shared Housing for Single-Person Households" and plans to accept project proposals starting next month.
The project review target sites designated by the city are six locations: ▲Sinseol-dong Station area in Dongdaemun-gu ▲Hoegi Station area in Dongdaemun-gu ▲Yaksu Station area in Jung-gu ▲Sinchon Station (Gyeongui-Jungang Line) area in Seodaemun-gu ▲Mangwon Station area in Mapo-gu ▲Nokbeon Station area in Eunpyeong-gu.
Selected projects can receive incentives such as zoning upgrades and tax benefits. The level of zoning upgrade varies depending on the surrounding environment. For example, if the project site is in a Type 2 General Residential Area and is located in a station area with Neighborhood or General Commercial Areas and adjacent to a main road with a width of 20 meters or more, it can be changed to Neighborhood or General Commercial Area. In this case, the basic floor area ratio can be planned up to 540%, and the maximum floor area ratio up to 900%.
Additionally, the city included detailed architectural design standards for private spaces, shared spaces, and common spaces in the operational standards. Private spaces must be at least 12㎡ for single rooms and 21㎡ for double rooms. Beds, desks, built-in closets, storage cabinets, refrigerators, and air conditioners must be installed mandatorily. Shared spaces must secure 6㎡ per person (for up to 150 residents), with differential application depending on the number of residents. Also, specialized spaces occupying 30% of the shared space can include neighborhood living facilities, allowing private developers to use them as profit-generating businesses for the general public, while residents can use them at discounted fees. Common spaces must secure lobbies, elevator halls, corridors, and fire truck exclusive zones.
For practical maintenance, residential service certification must be implemented for at least 10 years, the mandatory rental period. Crime prevention architectural standards are also included in the operational standards.
Residents are selected based on income and asset criteria. They can receive deposit loans up to 30 million KRW. Project participants will be supported with up to 3% of the interest difference on construction funds based on the standard interest rate through review.
Seoul City plans to complete the designation of public-supported private rental housing promotion districts and building permits in the second half of this year. The designation of promotion districts and building permit reviews will be processed through integrated review to speed up the project. Through this, the goal is to supply 20,000 units by 2029.
Han Byung-yong, Director of Seoul City Housing Policy Office, said, "As the population and social structure change, the number of single-person households is expected to gradually increase, making it necessary to have housing support measures for single-person households. We will steadily expand the supply of shared housing for single-person households through institutional improvements that satisfy both residents and developers."
