The first phase of the Sejong~Pocheon Expressway, known as the "Second Gyeongbu Expressway," is scheduled to open within this year, raising expectations that the value of the real estate market in Yongin City, Gyeonggi Province, will continue to increase. This is because the demand dispersion effect for travel to and from Seoul will significantly reduce travel time to Seoul. In particular, Yongin has firmly established itself as a national hub for the semiconductor industry, creating anticipated synergy effects between transportation infrastructure and industrial development.


According to the Ministry of Land, Infrastructure and Transport and the real estate industry, the Sejong~Pocheon Expressway is a large-scale development project with 4 to 6 lanes in both directions, spanning a total of 128.1 km. The core section, Phase 1 from Guri to Anseong (72.2 km), has a project cost totaling 7.3014 trillion KRW. Construction began in 2016, and the first phase is set to open within this year, while the remaining Phase 2 section from Anseong to Sejong (55.9 km) is planned to open in 2025.


The biggest beneficiary is undoubtedly Yongin City. With travel time from Yongin to Seoul reduced to the 20-minute range, residents can enjoy a "20-minute Seoul living zone."


The opening of the Sejong~Pocheon Expressway is expected to absorb 12% of traffic from the Gyeongbu Expressway and 20% from the Jungbu Expressway, enabling faster access to Seoul regardless of which road is used.


As a result, the value of Yongin City's real estate market is also rising. There are many cases where housing prices have surged significantly after major transportation developments open, and as accessibility to Seoul and various parts of the metropolitan area improves, demand from commuters increases, often leading to substantial increases in real estate value.


For example, in Yongin's Cheoin District, the "Woomeerin Central Park" apartment with an exclusive area of 84㎡ was traded at 540 million KRW in early last year, but by the end of last year, when the opening of the Sejong~Pocheon Expressway became visible, it changed hands at 650 million KRW, forming a premium of 110 million KRW in just seven months. Similarly, the "Yeokbuk Prugio" in the same Cheoin District, with an exclusive area of 84㎡, rose from 530 million KRW in August last year to 620 million KRW in February this year, gaining a premium of 90 million KRW in six months.


As Yongin City emerges as the biggest beneficiary area of the Sejong~Pocheon Expressway opening, the "Yongin Prugio One Cluster" in the Eunhwa Sam District, which is planning pre-sale, is attracting the attention of buyers.


The Eunhwa Sam District's "Yongin Prugio One Cluster" boasts excellent accessibility to the semiconductor cluster. It is connected via Local Road No. 57 to the Yongin Semiconductor Cluster General Industrial Complex in Wonsam-myeon, where SK Hynix is investing, and via National Road No. 45 to the Advanced System Semiconductor National Industrial Complex in Idong and Namsa-eup, where Samsung Electronics is investing.


Additionally, it has excellent metropolitan transportation networks such as the Yeongdong Expressway and the Seoul Metropolitan Area 2nd Ring Expressway. Extensions of the Gyeonggang Line and Local Road No. 57 (Yongin-Pogok section) are underway, which are expected to improve metropolitan accessibility.


Sharing the living zone with Yongin Yeokbuk and Gorim Districts, the area is rich in lifestyle infrastructure including E-Mart and CGV, and an elementary school site within walking distance is planned right next to the complex. Some units offer views of the Eunhwa Sam Country Club golf course, famous for its beautiful four-season scenery.


A local real estate agent said, "Recently, apartments sold in Yongin City and Suwon, key semiconductor industry belt areas, have been sold out quickly despite controversies over high pre-sale prices, and inquiries related to investment have noticeably increased. As 'Yongin Prugio One Cluster' is considered the biggest beneficiary complex of the semiconductor cluster development, pre-sales are expected to proceed smoothly."


Meanwhile, the model house for "Yongin Prugio One Cluster" is scheduled to be located in Pungdeokcheon-dong, Suji District, Yongin City.
