Construction of a 37-Story Apartment at 30-10 Munbaedong, Yongsan Samgakji Orion Headquarters Site

The underdeveloped urban area through which the Gyeongbu Line and Gyeongui Line pass will be redeveloped into a mixed-use complex harmonizing with the Yongsan International Business District.


Yongsan-gu, Seoul (District Mayor Park Hee-young) announced on the 20th the public inspection notice for the ‘District Unit Plan (Draft) for the Activation Project of the Triangle Area Station Zone around Munbae-dong 30-10’.


This is in accordance with Article 28 of the “National Land Planning and Utilization Act” (hearing opinions from residents and local councils).


The inspection period is from June 20 to July 4 and can be checked on the Yongsan-gu Office website and the district’s urban planning office.


The project site is located in the station zone of Samgakji Station where subway lines 4 and 6 intersect. The site area is 9,640.3㎡ and has been used for 69 years as the Orion headquarters and neighborhood living facilities. However, the Gyeongui-Jungang Line runs along the left side of the site, and the Gyeongbu Line ground railway passes below, resulting in low utilization.


A district official stated, “We reviewed the ‘Samgakji Station Zone Activation Project’ proposed by the project implementer, Orion Holdings. If the urban management plan establishment process proceeds smoothly, the environment in the area will be dramatically improved in 3 to 4 years.”


According to the project plan (draft), the building scale will be 5 basement floors and 37 above-ground floors, with a total floor area of 99,948.83㎡. The building coverage ratio is 59.8% (legal limit 60% or less), floor area ratio is 799.82% (legal limit 800% or less), and height is 131.95m (legal limit 135m or less).


The 1st to 3rd floors above ground will house neighborhood living facilities, supplementing the area's insufficient dining, retail, and rest functions. The upper floors will include 156 residential units, 200 officetel units, and office and retail facilities.


On the north side along Baekbeom-ro, a publicly accessible open space will be provided for pedestrians and residents. A pedestrian path will be newly created along the side road (Baekbeom-ro 90da-gil) toward Yongsan CJ Nine Park Apartments, and shops will be arranged along the pedestrian path to promote pedestrian safety and street vitality.


The district focused on securing public benefits for this project by reviewing the installation of public sports facilities and improvements to traffic flow and pedestrian environment.


Public sports facilities (3,510㎡) including a multipurpose gymnasium and exercise spaces for youth and infants are planned on the 1st and 2nd basement floors of the building. To improve traffic flow around the western residential complex and Cheongpa-ro area, Baekbeom-ro 90ga-gil (a three-lane road on the south side of the project site) will be extended (newly created) by 132m.


Considering Yongsan Elementary School students and parents who use the Baekbeom-ro overpass, elevators, stairs, and a deck plaza will be installed to improve the pedestrian environment in the area.


Park Hee-young, Mayor of Yongsan-gu, emphasized, “With the development of the Yongsan International Business District and Yongsan Electronics Market becoming visible, the surrounding areas are expected to be revitalized. The district will actively listen to residents’ opinions to ensure that the benefits of development are evenly shared by the community.”
