Real estate in Suncheon, Jeollanam-do is heating up with the strong demand for the ‘Suncheon Grand Park Xi’ pre-sale. Located near the Suncheon Bay National Garden, a key location in the area, and being the first ‘Xi’ brand apartment in the Suncheon region, it is attracting significant attention. Customers from Suncheon as well as nearby cities like Yeosu and Gwangyang are visiting and inquiring, signaling fierce competition for subscription.


According to the sales industry, Suncheon Grand Park Xi reported that over 17,000 people visited the model house within three days after its opening on Friday, the 14th. There were queues waiting to enter the model house from early morning, and despite the early summer weather, visitors increased in the afternoon, making both the interior and exterior of the model house crowded with people seeking sales information.


Visitors praised the location, future value, and product quality of Suncheon Grand Park Xi. First, its location near the Suncheon Bay National Garden, considered a core area in Suncheon, stands out. The Suncheon Bay National Garden is Korea’s first national garden, covering 926,992㎡ (approximately 280,000 pyeong), about twice the size of Seoul Forest. According to the Korea Culture & Tourism Institute, the Suncheon Bay National Garden attracted 7.78 million visitors last year, surpassing Everland in Yongin to rank first domestically as a ‘hot place.’ The nearby Ocheon Green Plaza, a core part of Suncheon’s plaza culture connected to the garden, adds to the pleasant environment.


Many representative convenience facilities of Suncheon are located nearby. The KTX·SRT Suncheon Station is just a 5-minute drive away, and Suncheon IC and Dong Suncheon IC are adjacent, providing a well-established wide-area transportation network. Located in the southern part of Suncheon, it is also easy to access National Route 2 and National Route 17, making travel to Gwangyang and Yeosu convenient.

Suncheon Grand Park Xi, the first Xi apartment to debut in Suncheon, has put great effort into its product composition. All units are primarily south-facing with 4-bay and 5-bay layouts to maximize natural light. The wide distance between buildings ensures residents’ privacy and unobstructed views. Each type is designed with features such as pantries and dressing rooms to use indoor space efficiently.


The community center ‘Club Xi-an’ within the complex includes Suncheon’s first sky lounge, offering views of the Suncheon Bay National Garden. ‘Club Xi-an’ will also feature community facilities such as a small library with Kyobo Bookstore’s book curation service, a GDR golf practice range, sauna, and fitness club. Additionally, an open coffee station (OCS) with a cafeteria and lounge will allow residents to enjoy a relaxing daily life with tea and coffee.


A visitor residing in Suncheon said, “Many people around here have been waiting a long time for the Suncheon Grand Park Xi pre-sale, so the subscription competition rate is expected to be very high,” adding, “I plan to apply for both special supply and first-priority subscription to increase my chances of winning.”


The pre-sale price is also considered reasonable. Buyers are increasingly aware that they should secure a unit quickly before prices rise further. According to the Housing & Urban Guarantee Corporation (HUG), as of April this year, the nationwide private apartment pre-sale price rose 17.3% compared to the same period last year. The possibility of further increases is high due to the upcoming mandatory certification of zero-energy buildings. Starting next year, zero-energy construction will be mandatory for private multi-family housing with 30 or more units, increasing construction difficulty. Rising costs of various building materials are also a factor.


The scarcity of new branded apartments in the region is also high. According to the real estate industry, after about 2,800 units were sold in 2022, Suncheon Grand Park Xi is the first pre-sale in about two years. Over the past five years (2019?2023), only about 7,900 units have been supplied, and first-tier brand complexes are rare in the area.


Subscriptions will be accepted on the Korea Real Estate Agency’s subscription website starting with special supply on June 24, followed by first-priority subscriptions (for both applicable and other regions) on June 25. Winners will be announced on July 2, and contracts will be signed over three days from July 15 to 17.


The subscription requirements are also low. As of the announcement date, household heads and members residing in Suncheon, Jeollanam-do, and Gwangju Metropolitan City can apply for first-priority subscription regardless of home ownership if they are 19 years or older (provided they have held a subscription savings account for more than six months and meet the deposit requirements by region and area).


There are no resale restrictions, and re-subscription restrictions do not apply. With many units allocated by lottery, even those with low points can win. For units under 85㎡, 40% are selected by points and 60% by lottery, while units over 85㎡ are 100% selected by lottery.


Meanwhile, Suncheon Grand Park Xi consists of 9 buildings ranging from 2 basement floors to a maximum of 29 floors, with a total of 997 units sized between 84 and 206㎡. The number of units by size is ▲84㎡A 445 units ▲84㎡B 136 units ▲102㎡ 86 units ▲110㎡ 106 units ▲115㎡ 58 units ▲130㎡A 110 units ▲130㎡B 54 units ▲206㎡P 2 units, offering spacious medium-to-large types for comfortable living. The model house is located in Pungdeok-dong, Suncheon City (near Pungdeok Middle School), close to the project site, and move-in is scheduled for July 2027.
