Hanshin Engineering & Construction has completed the sale of the 84-type units at ‘Osan Segyo Hanshin The Hue’ located in Osan Segyo 2 District, Osan City, Gyeonggi Province.


Hanshin Engineering & Construction announced on the 17th that contracts for 291 units with a net floor area of 84㎡ were completed during the six-day contract period starting from the 10th. It is analyzed that this is the result of strong interest from buyers expecting capital gains, as the apartments are subject to the price ceiling system.


Following the full sale of the 84㎡ units, a non-priority subscription announcement for the remaining 74㎡ units will be made on the 19th (Wednesday) on the Korea Real Estate Board’s subscription website, CHWAKHOME. Non-priority subscriptions can be applied for nationwide by anyone aged 19 or older regardless of subscription savings account duration, residence area, home ownership, or household head status.


The subscription for the non-priority units will begin on the 24th (Monday), and contract signing will take place over two days from the 28th (Friday) to the 29th (Saturday) at the model house.


The average sale price of ‘Osan Segyo Hanshin The Hue’ ranges from 13 million to 14 million KRW per 3.3㎡, with the 74㎡ units priced between 397.4 million and 425.8 million KRW. Considering the average sale price of privately supplied apartments recently offered in the Gyeonggi area, this price is considered affordable due to the application of the price ceiling system. According to the Housing & Urban Guarantee Corporation (HUG)’s April 2024 report on private apartment sale prices, the average sale price in the Gyeonggi area reaches 21.08 million KRW per 3.3㎡.


The Segyo 2 District, where this complex is located, is expected to become a large-scale densely populated area with a planned population of approximately 160,000 and about 66,000 households across a total floor area of 10.42 million ㎡, together with the already completed Segyo 1 District and the planned Segyo 3 District. Notably, Osan Station is scheduled to be a stop for the Suwon-origin KTX in 2026, and plans are underway for the Metropolitan Area Express Railway (GTX)-C line and the extension of the Bundang Line. The Dongtan Tram project, connecting Mangpo Station on the Bundang Line to Osan Station, is also planned, making it a highly attractive area for investment demand.


In fact, in April, the non-priority subscription for one 84㎡ unit at ‘Hoban Summit La Sent’ in Osan Segyo 2 District A1 Block attracted 4,783 applicants, demonstrating its popularity.


The complex is located in a central position connecting Segyo 1 and 3 Districts (planned) and Osan’s old downtown, drawing attention as a key residential area supporting the semiconductor cluster triangle in southern Gyeonggi. To the north are Samsung Electronics’ Hwaseong Plant and Suwon Yeongtong Samsung Digital City; to the south, Samsung Electronics Pyeongtaek Campus; and to the east, the world’s largest semiconductor cluster being developed in Yongin, offering excellent proximity to workplaces.


Especially, for the first time in Segyo 2 District, a 60% interest-free benefit on interim payments is provided, significantly reducing the initial financial burden for buyers. Additionally, as a post-sale complex, it offers reasonable prices and quick move-in.


A sales official stated, “Recently, newly built 84㎡ units in Segyo 2 District have been traded at around 550 million KRW, indicating strong interest from buyers considering capital gains and future value in the Segyo area. With contract benefits such as interest-free interim payments and the advantage of being a post-sale complex, which lowers risks of poor construction or default and allows for quick move-in, buyer satisfaction is high, and the non-priority units are expected to be sold out quickly.”


Meanwhile, ‘Osan Segyo Hanshin The Hue,’ located in the Segyo 2 District of Osan City, will consist of 10 buildings ranging from two basement floors to 25 floors above ground, with a total of 844 units ranging from 74㎡ to 99㎡, along with neighborhood living facilities. Move-in is scheduled for March 2025.
