In the real estate market, the opening of a "path" is considered a major boon. Here, "path" includes not only roads but also railways and "sky paths" such as those related to aviation.
Currently, in South Korea, airport construction projects are underway, including the Daegu-Gyeongbuk Integrated New Airport (targeted to open in 2030) and the Gadeokdo New Airport in the Busan-Ulsan-Gyeongnam (Bu-Ul-Gyeong) region. When an airport is established, the aviation-related industry also develops dramatically, creating jobs and attracting demand, thus providing a solid demand base behind the real estate market.
The effects of railways need no further explanation. There are significant transportation benefits in the Daegu and Gyeongbuk areas that attract the attention of demanders. In particular, Gumi is rich in transportation advantages. First, the government plans to apply for a preliminary feasibility study next month to introduce metropolitan area express train (GTX) vehicles on the Daegu-Gyeongbuk (TK) New Airport railway (Daegu~Gumi~New Airport~Uiseong).
The first phase of the Daegu metropolitan area’s first-ever local metropolitan railway (Gumi~Gyeongsan) will open in December this year, and the second phase (Gimcheon~Gumi) is scheduled to complete its feasibility study by the end of this year.
Additionally, in large local cities such as Daegu and Gyeongbuk, routes suitable for the 'Metropolitan Express Train (x-TX)' project are being identified to bridge the transportation gap between the metropolitan area and local regions. As the transportation network becomes denser, interest in real estate in the Daegu and Gyeongbuk areas is increasing.
A real estate official stated, “In Gumi City, in addition to transportation benefits such as the Daegu-Gyeongbuk (TK) New Airport railway, future leading industry public projects such as the semiconductor specialized complex, defense innovation cluster, and secondary battery projects have been continuously selected, attracting investment from large corporations.” He added, “Moreover, Gumi Mayor Kim Jang-ho has expressed his ambition to focus more on attracting corporate investments that can create synergy centered on leading semiconductor companies, as well as investments related to defense, secondary batteries, and the metaverse, drawing nationwide attention to Gumi City.”
Meanwhile, in Gumi City, Gyeongbuk Province, DL Construction’s 'e-Pyeonhansesang Gumi Sangmo Trivenue' being introduced in the Sangmo district is gaining attention as a direct beneficiary of Gumi City’s favorable conditions. The complex features a station-area location that allows easy access to Sagok Station (scheduled to open in December 2024), part of the first phase of the Daegu metropolitan area’s first local metropolitan railway (Gumi~Gyeongsan).
e-Pyeonhansesang Gumi Sangmo Trivenue is being developed in the Sangmo-dong area of Gumi City, consisting of 6 buildings ranging from 3 basement floors to 27 above-ground floors, with units sized between 84 and 116 square meters, totaling 620 households, and is attracting interest with its reasonable sale prices.
The complex is close to the Gumi and Namgumi interchanges on the Gyeongbu Expressway, and besides the aforementioned Gumi Station on the Gyeongbu Line and the planned Sagok Station on the Daegu metropolitan railway (scheduled for December 2024), the Gumi-Gunwi Expressway (construction plan confirmed by the Ministry of Land, Infrastructure and Transport) is also planned, providing excellent transportation conditions.
Additionally, nearby is the Saemaeul Movement Theme Park, a large-scale park of approximately 247,000 square meters, and the scenic Geumo Mountain is adjacent to the complex, allowing residents to enjoy abundant green spaces nearby.
Jeongsu Elementary School and Sangmo High School are within walking distance, and within a 3 km radius, there are 12 elementary, middle, and high schools, providing an excellent educational environment. Moreover, access to the original downtown areas such as Songjeong-dong and Gwangpyeong-dong is convenient, making it easy to utilize the infrastructure of these areas, which is expected to make the residential environment even more pleasant.
