Application of Sale Price Ceiling System Expected to Set Sale Prices at Reasonable Levels Compared to Local Market Prices
Daebang Group (including Daebang Construction and Daebang Industrial Development) plans to launch prime complexes in Gwacheon and Dongtan in June.
Both ‘Gwacheon Dietre Prestige (constructed by Daebang Construction)’ and ‘Dongtan 2 New City Dongtan Station Daebang Elyum The Signature (constructed by Daebang Industrial Development)’ will have prices set under the pre-sale price ceiling system, resulting in reasonably priced units compared to nearby market prices. This has drawn attention as ‘lottery subscription complexes’ due to the potential for capital gains compared to actual transaction prices in the area.
According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, in Gwacheon, a 59㎡ unit in ‘Gwacheon Weverfield’ was traded for 1.47 billion KRW on March 14, establishing a market price. In Dongtan, in February, a 102㎡ unit near ‘GTX Dongtan Station’ in ‘Dongtan Station Lotte Castle’ was traded for 2.2 billion KRW, and an 84㎡ unit in ‘Dongtan Station Bando Yubora Ivy Park 6.0’ was traded for 1.05 billion KRW, setting market prices by unit type.
Notably, the ‘Gwacheon Dietre’ complex is the last privately sold apartment in Gwacheon Knowledge Information Town, while ‘Dongtan Elyum’ is recognized as the last private sale complex within the Culture Design Valley.
