KCC Construction’s ‘Misa Anello Switchen’ Offering with Transit Access, Neighborhood Amenities, and Development Benefits

Recently, the officetel market has been reorganized around actual demand, drawing attention to complexes located in areas with excellent residential convenience. In particular, there is a noticeable concentration on multi-zone locations that secure multiple factors enhancing quality of life, such as proximity to subway stations (yeokse-gwon), walking-friendly zones (seulse-gwon), and park zones (gongse-gwon).


In fact, in the past, officetels were often purchased based on future value or investment potential due to residential environment development, but recently, actual demand has become dominant, and popularity is determined by the presence of well-established infrastructure such as transportation, convenience facilities, and parks. Not only for simple residence, but also for enjoying various cultural activities, hobbies, and leisure around the home, residential satisfaction is high.


Accordingly, in the sales market, complexes securing multi-zone locations are showing excellent performance. According to the Korea Real Estate Agency’s Subscription Home, the ‘Gyeonghuigung Ubora’ officetel in Seodaemun-gu, Seoul, which was sold in March this year, recorded a highest subscription competition rate of 226 to 1. This complex attracted demand by being located in a yeokse-gwon near Line 5, equipped with large shopping facilities and abundant green spaces, and all units were sold out due to the high competition rate.


The ‘Yeouido Cubestate’ officetel in Yeongdeungpo-gu, sold in April, also recorded a high subscription competition rate of 39 to 1. It is analyzed that the excellent subscription results were driven by its location in a yeokse-gwon near Lines 1 and 5, combined with the pleasant infrastructure environment of the Yeouido area.


An industry expert said, “The officetel market has shifted to a real demand base, and accordingly, the selection criteria of buyers have become more stringent,” adding, “Rather than a single locational advantage, demand is concentrated on complexes that have various locational factors such as convenient transportation and a pleasant residential environment.” He further added, “Such multi-zone locations have high residential preference, resulting in strong demand and relatively high liquidity.”


Meanwhile, KCC Construction is currently selling ‘Misa Anello Switchen,’ which secures yeokse-gwon, seulse-gwon, and gongse-gwon all at once. The complex consists of 449 officetel units with exclusive areas ranging from 21 to 44㎡, and neighborhood living facilities, spanning from 7 basement floors to 22 above-ground floors.


The complex is located in Misa Riverside City, a representative area of Hanam, offering excellent residential conditions. First, it is an ultra-yeokse-gwon with exits 6 and 7 of Misa Station on Line 5 located right in front of the complex, providing outstanding accessibility and convenience of movement. This is analyzed to be highly scarce as the last yeokse-gwon officetel in Misa Riverside City.


Bus stops and pedestrian paths are adjacent, and via Olympic-daero and Gangbyeonbuk-ro, it is convenient to commute to business districts in Gangnam areas such as Jamsil, Samsung, and Gangnam. Quick access is also possible to Godeok Biz Valley, which is 234,523㎡ in size and located 10 minutes away by car.


The project site is a seulse-gwon centered around the station, with abundant living convenience facilities. It is convenient to use large complex shopping malls such as CGV Hanam Misa, Megabox Misa Riverside, Hanaro Mart Hanam Nonghyup, E-Mart Hanam, Starfield Hanam, and IKEA Gangdong (scheduled for 2024).


The gongse-gwon location, which includes rare green spaces in the city center, is also noteworthy. Nearby are Misa Lake Park, Misa Kyungjeong Park, and Misa Hangang Park, covering about 60,000 pyeong (approximately 198,000㎡), and a 34km-long bicycle path is also provided, allowing for nature-friendly leisure activities.


Having secured yeokse-gwon, seulse-gwon, and gongse-gwon with abundant floating population, and with about 28,000 apartment and residential units concentrated within a 1km radius, early activation of neighborhood living facilities is also expected. Around Misa Riverside City, the 3rd New Towns such as Gyosan New Town (33,000 households) and Hanam Gam-il District (13,000 households) are located, so the hinterland demand is expected to increase further.


Along with this, various development benefits around the project site are also attracting attention. In particular, the extension project of Line 9 (planned) is raising expectations by enhancing transportation convenience for demanders. This line connects Gangdong-gu in Seoul to Misa District in Hanam City, Wangsu New Town in Namyangju City, and Jinjeop 2 District. If this line is successfully opened, travel time from the project site to the Gangnam area will be further shortened. In addition, plans for new GTX-D and GTX-F lines in the Hanam area are expected to further expand transportation infrastructure in the future.


On a nearby 900,000㎡ site, a complex cultural hub space called ‘Hanam Sphere,’ including a K-POP performance hall, is planned, which is expected to bring direct benefits. This space will include a K-POP performance hall, film shooting studios, a theme park, and an academy, offering diverse leisure activities to demanders.


As a special design feature, wide attics are provided in all units to allow versatile use of space according to personal preferences, and a fully furnished system that was not available in officetels in the Hanam area is provided free of charge, including a 4-door Bespoke refrigerator, built-in dishwasher, and wall-embedded shower fixtures.


Meanwhile, ‘Misa Anello Switchen’ is scheduled for completion in November 2025 and is a complex eligible for tax benefits such as exclusion from the number of houses when calculating acquisition tax, capital gains tax, and comprehensive real estate tax under the 1·10 measures. Currently, first-come, first-served contracts are underway for remaining units, and the model house is located opposite the Hanam City Adjustment Stadium.
