GTX-A Northern Line Opening at the End of This Year... 'Seodaemun Central I-Park' Benefits

The nearby real estate market is buzzing with anticipation for the opening of the northern section of the GTX-A line, scheduled for later this year. The GTX premium effect seen in Hwaseong Dongtan New Town, which opened in March, is showing signs of materializing in the Seoul area, amplifying expectations.


The GTX-A line stretches a total of 83.1 km, connecting Paju Unjeong, Goyang Ilsan, Seoul Yeonsinnae, Samsung, and Hwaseong Dongtan. In March, the section from Suseo in Gangnam, Seoul to Hwaseong Dongtan was opened, and the Paju Unjeong to Seoul Station section is set to open in the second half of the year. Once fully operational, the Yeonsinnae to Seoul section will take 4 minutes, and the Paju Unjeong to Gangnam Samsung Station section will be reachable within 20 minutes.


In fact, the anticipation of the GTX-A line opening is already reflected in apartment prices in Seoul. A 149㎡ unit in ‘Centreville Asterium Seoul’ in Yongsan-gu, Seoul, was traded for 2 billion KRW in March. Considering that the same size unit was traded for 1.65 billion KRW in October last year, the price has risen by more than 350 million KRW in about five months. The complex is located close to Seoul Station, making it a prime beneficiary of the GTX-A line opening in the second half of the year.


Additionally, an 84㎡ apartment in ‘Eunpyeong Skyview Xi’ near Gupabal Station, just one stop from Yeonsinnae Station, was traded for 1.062 billion KRW in May, rising by more than 150 million KRW compared to the same size unit traded for 900 million KRW in May last year.


An industry insider said, “The premium expectation for Hwaseong Dongtan New Town, where prices have already risen significantly due to the GTX-A premium, is spreading to the areas scheduled for the northern line opening. With prices rising rapidly, if you are aiming for a new apartment, it would be strategic to secure new supply in advance.”


Meanwhile, a complex located just three subway stops away from a station where the GTX-A line can be accessed is about to begin a three-day official contract period starting Monday the 17th, drawing high interest from buyers. The project is HDC Hyundai Development Company’s ‘Seodaemun Central I-Park’.


Located in Hong Eun-dong, Seodaemun-gu, Seoul, it consists of 12 buildings ranging from three basement floors to a maximum of 15 floors above ground, with units sized between 49 and 84㎡, totaling 827 households. There is a one-year resale restriction, and no mandatory residence requirement. The construction is handled by the top-tier brand builder HDC Hyundai Development Company.


‘Seodaemun Central I-Park’ is accessible to Yeonsinnae Station, where the GTX-A line passes, within three stops from Hongje Station on Seoul Subway Line 3. Through this station, it takes about 10 minutes to reach major downtown areas such as Jongno, Gwanghwamun, and City Hall, and about 20 minutes to Gangnam areas like Apgujeong and Sinsa, making commuting by public transportation convenient. Proximity to Hong Eun and Hongje ramps allows easy access to the internal circulation road, facilitating travel to southwestern and eastern Seoul. Using Tongil-ro, residents can quickly and easily reach downtown areas including Seoul Station and City Hall.


The living infrastructure near ‘Seodaemun Central I-Park’ is also excellent. Educational institutions such as Hong Eun Elementary School and Inwang Middle School, as well as Pobangteo Market, are within walking distance. Inwang Market, NC Department Store, E-Mart, and CGV are accessible within a 10-minute drive. Public and administrative facilities such as Seodaemun Tax Office, Hongje-dong Post Office, Hongje 1-dong Community Service Center, and Hongje Police Station are also easily accessible.


The complex is situated in a ‘quadruple’ mountain environment, backed by Bukhansan, facing Inwangsan, and flanked by Ansan and Baekryeonsan to the west. Surrounded by mountains, it offers green views, creating a pleasant and nature-friendly residential environment. The surrounding mountains feature Bukhansan National Park, Inwangsan Dullegil, Ansan Jarakgil, and Baekryeonsan Green Forest Trail, allowing residents to enjoy changing natural scenery throughout the seasons, making it popular among locals.


The nearby Hongjecheon also attracts attention. Residents can enjoy Nanji Hangang Park and Mangwon River Park along the Hongjecheon bicycle path and walking trail, and there is a waterside terrace caf? in front of Seodaemun Hongje Waterfall, offering diverse leisure and cultural activities.
