In the housing sales market, complexes that provide ample parking spaces are gaining popularity. This is because the number of single-person households is increasing, and the number of vehicles owned per household is steadily rising, resulting in a severe shortage of parking spaces relative to car ownership.
According to statistics from the Ministry of Land, Infrastructure and Transport's vehicle registration data, as of April, the cumulative number of registered vehicles in South Korea was 26,073,580. Compared to the previous month, this is an increase of 15,992 vehicles, and compared to the same period last year, an increase of 176,604 vehicles. Considering the number of households in the country as of the same month (21,773,507 households), this means that each household owns an average of 1.19 vehicles.
On the other hand, parking spaces are severely insufficient. As of May 30, according to the k-apt apartment management information system, the number of parking spaces per household in domestic residential complexes (18,744 complexes, 11,434,685 households) is only 1.05 spaces per household.
In this situation, construction companies are introducing new complexes with ample parking spaces. Securing parking spaces has become a key competitive advantage for complexes. In fact, complexes that have created wide parking spaces or have fully underground parking to enhance residents' convenience are actively traded within their regions.
For example, 'Yeosu Ungcheon Forena Complex 2' (moved in March 2019), located in Ungcheon-dong, Yeosu-si, Jeollanam-do, offers about 1.29 parking spaces per household. According to the Ministry of Land, Infrastructure and Transport's actual transaction price data as of the 31st, this complex recorded a total of 28 sales transactions this year. In contrast, 'B Complex' (moved in June 2010), located in the same area, has about 1.01 parking spaces per household and recorded only 12 sales transactions during the same period.
Meanwhile, Hyundai Engineering & Construction's ‘Hillstate Juklim The Proud,’ introduced in the Juklim district of Yeosu-si, Jeollanam-do, draws attention by providing 1.52 parking spaces per household. This is not only more generous than the average parking space of domestic residential complexes (1.05 spaces) but also about 18% more than nearby complexes A and B, which have 1.27 and 1.29 spaces per household, respectively.
Moreover, the parking lot is 100% underground, creating a car-free apartment environment above ground, and ample electric vehicle chargers are provided. The landscaping within the complex is also planned with a larger area compared to other complexes, promising a more pleasant living environment. In particular, a sophisticated exterior design is showcased by applying glass railing windows, commonly used in luxury apartments, and curtain wall look designs (in some buildings).
Advanced residential systems are also applied. First, the complex will feature a ‘smartphone key system’ that allows residents to access the main entrance and call elevators using their smartphones. Additionally, a ‘smartphone automatic parking location recognition’ system, which recognizes parking locations via a smartphone app, is planned to be implemented.
Furthermore, the ‘Car-to-Home’ service will be available. This service connects the home and the car, allowing control of lighting, heating, built-in air conditioning, cooktop valves, and standby power cutoff outlets in the living space from the vehicle.
Meanwhile, the public sale official contract for Hillstate Juklim The Proud will be held for seven days from June 9 (Sunday) to June 15 (Saturday). There is no obligation for actual residence, and resale of the sale rights is possible one year after the announcement of winners. The model house is located in Ungcheon-dong, Yeosu-si, Jeollanam-do, and move-in is scheduled for April 2027.
