Gyeonggi Housing and Urban Corporation (GH) will launch the first 'Public Knowledge Industry Center' (Giheobiz Gyeonggi Gwangju Station) in Gwangju, Gyeonggi Province, for sale in June.
Giheobiz Gyeonggi Gwangju Station is the first center to apply the integrated brand of Gyeonggi Province's public knowledge industry centers, 'Giheobiz GH Biz&', located at 184-18, Yeokdong, Gwangju-si. It is constructed with 3 basement floors and 14 to 24 floors above ground. This site will include a knowledge industry center, neighborhood living facilities, and officetels (integrated public rental housing).
GH will directly manage everything from implementation to sale and leasing, and the sale price will be set up to 40% lower than the surrounding market price. The down payment is 10%, which reduces the initial financial burden.
Companies relocating from the Seoul metropolitan area’s overconcentration control zone can receive a 100% exemption on corporate tax or income tax for 5 years (followed by a 50% reduction for 2 years). Additionally, tenants are eligible for a 35% reduction each on acquisition tax and property tax under the Local Tax Special Cases Act.
Giheobiz Gyeonggi Gwangju Station is located a 5-minute walk from Gyeonggang Line Gyeonggi Gwangju Station, providing quick access to major business areas such as Pangyo (14 minutes), Gangnam (31 minutes), and Suseo (12 minutes planned). Furthermore, the Suseo-Gwangju Line and GTX D Line are planned, allowing for a future triple station area advantage.
GH applies customized flexible designs for space configuration according to company size and business style, and provides public startup support facilities for small businesses, youth startups, and startups, as well as integrated public rental housing and community spaces.
A GH official stated, "With the extension of the Gyeonggang Line, it is possible to connect to the Yongin Advanced System Semiconductor National Industrial Complex in Cheoin-gu, Yongin-si, Idong-eup and Namsa-eup, and as it is located in an optimal industrial site linking Pangyo 1st, 2nd, and 3rd Techno Valleys and the world’s largest semiconductor mega cluster including Yongin and Icheon, synergy effects are also expected."
