Promotion of Rapid Integrated Development in Yongsan-gu Ichon-dong District 1 Ichon-dong District 1 (Area around Ichon-dong 203-5)

Yongsan-gu, Seoul (District Mayor Park Hee-young) is promoting a rapid integrated planning project related to the reconstruction and redevelopment of the Ichon-dong 1st District housing.


The current status of Ichon-dong 1st District includes 110 buildings on 142 land parcels, of which 107 buildings are old and deteriorated, accounting for 97.3%. This exceeds the legal requirement of 66.7%, fulfilling the application criteria.


The location is around Ichon-dong 203-5, with an area of 23,543.8㎡.


The Ichon-dong 1st District Housing Reconstruction and Redevelopment Promotion Committee applied to the district office for a rapid integrated planning advisory project for the redevelopment plan (draft). Among 513 landowners, 176 (34.3%) agreed. The legal condition requires more than 30% consent.


After review, the district office judged it appropriate and submitted the application for the rapid integrated planning advisory project to Seoul City on the 10th.


According to the redevelopment plan (draft), apartment complexes and a multipurpose community center will be built in Ichon-dong 1st District.


On an area of 16,463㎡, a 5-story underground and 49-story aboveground apartment complex will be constructed, providing 796 housing units. On an area of 4,567.8㎡, a multipurpose community center with a daycare center, gymnasium, and public library will be established with 4 underground floors and 5 aboveground floors. The final decision will be made through Seoul City's rapid integrated planning and redevelopment zone designation procedures.


Park Hee-young, Mayor of Yongsan-gu, stated, “We will promote the Ichon-dong area adjacent to the Yongsan International Business District in accordance with the intent of rapid integrated planning,” and added, “We will strive to proceed with reconstruction as quickly as possible by reflecting the opinions of the residents.”


Meanwhile, rapid integrated planning projects are underway in three locations within the district. In the first public contest in 2021, the area around Cheongpa-dong 1-ga 89-18 and in 2022, the area around Seogye-dong 33 were selected. Last year, Shindonga Apartment in Seobinggo-dong also joined the project.
