‘Hills Avenue Monteroie’ Commercial Complex with Secured Fixed Demand Scheduled for Sale in June

Recently, commercial properties within the '7-day-a-week commercial district,' which have consistently secured demand in the retail market, are attracting high interest from buyers.


Generally, commercial properties operate by targeting specific customer segments, so they face many restrictions regarding time of day or day of the week.


For example, office districts targeting office workers as the main customer base often have many stores that do not operate on weekends. Commercial properties located in tourist areas mainly target customers who visit on weekends or holidays, making stable operation difficult to expect.


Therefore, the industry says that to increase investment stability, priority should be given to securing '7-day-a-week commercial districts.' These districts combine basic fixed demand with additional factors. In this case, they are safe from vacancy risks due to abundant demand throughout the year.


Commercial properties within large apartment complexes are representative examples of '7-day-a-week commercial districts.' Commercial properties in large complexes, which attract numerous resident demands, can absorb various customer segments without gaps throughout the week. Also, large apartment complexes often have schools, parks, and other facilities, increasing the inflow population to the commercial properties.


Given this situation, even in a frozen market, commercial properties within large complexes have recorded excellent sales performance. For example, the commercial properties within the ‘Raemian One Bailey,’ known as the top apartment complex in the Gangnam area, recently completed sales for all units.


Additionally, in Hwaseong City last year, the commercial properties within ‘Bongdam Xi Pride City’ and ‘Hillstate Bongdam Pride City,’ which were consecutively supplied in the Nari District of Bongdam-eup, were sold out within one week and four days of contract signing, respectively.


Meanwhile, the ‘Hills Avenue Monteroi’ commercial property, which has a location that monopolizes fixed demand in June, is about to be launched, attracting attention from buyers. The commercial property is located within the ‘Hillstate Monteroi’ complex, which consists of a total of 3,731 households, securing fixed demand from residents.


Moreover, an elementary and middle school integrated campus and a neighborhood park are planned near the commercial property. In addition, the nearby Hankuk University of Foreign Studies Global Campus has about 7,500 students commuting, including undergraduates and graduate students, securing additional demand. Including the floating population and nearby residents, the demand base exceeds approximately 16,000 people.


Furthermore, the ‘Hills Avenue Monteroi’ commercial property has excellent visibility and accessibility due to its layout, which facilitates customer inflow. Also, since the surrounding living infrastructure has not yet been established, dependence on this commercial property is high, increasing the likelihood of it becoming a representative commercial property in the area.


Meanwhile, ‘Hills Avenue Monteroi’ plans to sell a total of 56 units across three blocks (1BL, 2BL, 3BL), and the sales promotion center is located in the Sunnae-ro area of Bundang-gu, Seongnam-si, Gyeonggi-do.
