Jeil Construction's 'Jeil Punggyeongchae Unjeong' Sale News Attracts Buyers' Attention

Last year, the driving force behind the housing subscription boom in the Seoul metropolitan area was none other than the Unjeong District in Paju, Gyeonggi-do. Among the six complexes supplied, over 82,000 first-priority subscription accounts were received, showing intense enthusiasm as more than 10,000 applicants flocked to each complex despite the nationwide real estate market downturn.


The complex with the highest first-priority subscription competition rate nationwide last year was also from the Unjeong District in Paju. In November last year, Jeil Construction supplied ‘Unjeong 3 Jeil Punggyeongchae (A46 Block)’, which received 15,609 applications for 42 general supply units in the first-priority subscription, achieving an astonishing competition rate of 372 to 1. Another complex, ‘Paju Unjeong New Town Woomee Lin The Centum’ in A21 Block, ranked 9th with an average first-priority competition rate of 108.79 to 1, placing two Unjeong District complexes among the top 10.


The reasons for the popularity of the Paju Unjeong District’s supply complexes include location and sale price. First, the GTX-A, a metropolitan express railway starting from Paju Unjeong Station, opened the Dongtan Station to Suseo Station section in March, and the Unjeong Station is scheduled to open by the end of this year. Therefore, residents of the Unjeong District complexes will be able to use this line immediately upon moving in, enabling quick access to Seoul, including Gangnam.


Additionally, since it is a public land development district, the sale price ceiling system is applied, allowing units to be supplied at prices lower than the surrounding market prices. For example, the sale price of an 84㎡ unit in Unjeong 3 Jeil Punggyeongchae (A46 Block) was in the mid-500 million KRW range, which was more than 200 million KRW lower than the actual transaction price of 798.5 million KRW for the nearby newly built ‘Unjeong New Town I-Park’ at that time.


A real estate expert said, “Paju Unjeong District offers a pleasant new town living environment and excellent accessibility to Seoul, allowing homebuyers to secure a home at a much more affordable price than in Seoul, making it very popular among demanders. Since sales are already in full swing, competition is expected to be fierce among those who want to secure units in blocks with superior living conditions, as only a few remain.”


Meanwhile, in June, Jeil Construction announced the sale of the A45 Block, one of the prime locations in Paju Unjeong District, attracting strong interest from buyers. The project, ‘Jeil Punggyeongchae Unjeong’, is an apartment complex near the GTX-A Unjeong Station (scheduled) set to open by the end of this year, expected to draw more attention than any other complex.


Being close to the A46 Block, which led last year’s success, it is regarded as having proven outstanding location value. First, the GTX-A Unjeong Station (scheduled) will be within walking distance, and once opened, it will take about 18 minutes to travel from Unjeong Station to Seoul Station, making commuting to Seoul much more convenient. Additionally, the second ring expressway section from Paju to Gimpo is under construction with a target opening in 2026, and access to the Pyeongtaek-Paju Expressway (Seoul to Munsan) and the Second Jayuro Road is also easy.


Moreover, various infrastructures concentrated around the GTX-A Unjeong Station (scheduled) will be easily accessible. In particular, elementary, middle, and high school sites, as well as kindergarten sites, are planned right in front of the complex, promising a one-stop educational environment. With Unjeong High School and the Sannae Village academy district not far away, it is expected to attract significant interest from parents in their 30s and 40s with school-age children.


Nearby, large marts such as Homeplus and Lotte Premium Outlet, as well as the Gyohadong Library, are located, and various commercial facilities and lifestyle convenience infrastructures centered around Unjeong Station can be conveniently used.


Additionally, a cultural park (scheduled) that is 1.5 times the size of Gwanghwamun Square will be created right next to the complex, along with a waterside park (scheduled) and Sannae Park, providing a green environment for a pleasant residential life.


Jeil Construction’s Jeil Punggyeongchae Unjeong, scheduled to open in June, will consist of 11 buildings from basement level 1 to 28 floors above ground, with a total of 520 units of 74㎡ and 84㎡ exclusive areas. All units are small to medium-sized, preferred by consumers, and a total of 10 types have been designed to accommodate various lifestyles.


The model house for Jeil Construction’s Jeil Punggyeongchae Unjeong will be located in Wadong-dong, Paju-si, Gyeonggi-do.
