Recently, major infrastructure development projects within Incheon Yeongjong International City have been steadily materializing, drawing attention to its growth momentum. As the city's self-sufficiency functions strengthen, the population influx is rapidly increasing, positioning it to emerge as a key area responsible for South Korea's future.


Yeongjong Island is rising as a new economic hub of Incheon amid abundant infrastructure development. First, the Northeast Asia's largest integrated resort, 'Inspire,' completed its first phase and partially opened in November last year. Currently, a 5-star hotel, a K-pop specialized performance arena, an indoor dome water park, and a foreigner-only casino have opened and are in full operation. Inspire plans to proceed with development through four phases over the next 20 years. It is expected to revitalize the domestic tourism industry, create about 4,000 jobs, and generate an economic effect worth approximately 9 trillion KRW annually.


Experiential tourism facilities are also being established. The Smart Racing Park project, covering a total floor area of 17,067㎡, is underway with a target opening in the first half of 2026. It will feature various facilities where visitors can enjoy gravity racing using gravity, VR racing, laser survival games, and more.


The Incheon International Airport development project is also progressing smoothly. The fourth phase of construction, which includes expanding Terminal 2 and adding a fourth runway, is scheduled for completion in October this year. Upon completion, Incheon International Airport is expected to become a mega-hub airport capable of handling over 100 million passengers annually.


An MRO (Maintenance, Repair, and Overhaul) cluster is being developed around the Incheon International Airport hinterland. In July, Israel's largest state-owned defense company, IAI, will begin full-scale operations on a cargo aircraft modification facility, and the U.S. cargo-only airline Atlas Air will start construction of its heavy maintenance center within the year. Korean Air plans to complete Asia's largest new engine maintenance factory by 2027. Since the aircraft maintenance industry generates large-scale employment and high added value, it is expected to serve as a new growth engine for Yeongjong International City in the future.


Transportation benefits such as the opening of the Third Yeonryuk Bridge and GTX lines are also being added. The Third Yeonryuk Bridge project connecting Yeongjong and Cheongna is currently 57% complete and is scheduled to open in 2025. This will facilitate easier access to Cheongna International City and improve connections with the Second Gyeongin Expressway and the Metropolitan Area Second Ring Expressway. Additionally, two GTX lines, GTX-D and GTX-E, have been confirmed to open, connecting Incheon Airport Station with Seoul's Gangnam and Gangbuk areas, respectively. As a result, Yeongjong's accessibility to Seoul and commuting convenience are expected to improve significantly, allowing residents to enjoy a high transportation premium.


The population growth in Yeongjong Island, where various developments are underway, is remarkable.


According to Incheon City, as of the end of April this year, the population of Yeongjong International City was 121,758, a 51.1% increase compared to five years ago (80,583). During the same period, the total population of Incheon City increased by 1.7%, and the adjacent Cheongna International City saw only an 11.4% increase over five years.


Based on this trend, it is estimated that the population of Yeongjong International City could exceed 200,000 around 2030. This is due to a significant increase in housing demand driven by the influx of airport workers through airport development and the establishment of an aviation complex industrial park, population inflow following the opening of the Third Yeonryuk Bridge and GTX lines, and the influx of workers in the integrated resort tourism sector.


Furthermore, following the administrative reorganization of Incheon City, Yeongjong-gu will officially launch as a separate district from Jung-gu on July 1, 2026. This is expected to accelerate large-scale development projects and residential infrastructure expansion, fostering independent regional development.


Amid this, SK Ecoplant is attracting attention by selling its branded officetel 'Yeongjong SK VIEW' in Yeongjong International City. Located in Unseo-dong, Jung-gu, Incheon Metropolitan City, it consists of two buildings with five basement floors and ten above-ground floors, totaling 432 units with exclusive areas ranging from 39 to 49㎡.


'Yeongjong SK VIEW' is a residential officetel designed for one- to two-person households. With 1.5-room to 2-room layouts, it can replace small apartments, and especially with a focus on 2-room designs, it offers ample storage space, ensuring convenience and practicality. Given the concentration of various development benefits in Yeongjong International City, a rich demand base is expected, and the rare 2-room layout within Yeongjong International City is anticipated to provide stable rental income.


'Yeongjong SK VIEW' is praised for its optimal location close to workplaces. It is a station-area property located just a 3-minute walk from Unseo Station on the Airport Railroad, allowing convenient access to major metropolitan areas and proximity to Incheon International Airport. It is expected to increase its value as a residential area for aviation and tourism workers.


Meanwhile, the 'Yeongjong SK VIEW' sales galleries are set up in three locations: Yeongjong-daero area in Jung-gu, Incheon (Incheon Sales Gallery); Jung-dong area in Bucheon, Gyeonggi Province (Bucheon Sales Gallery); and Gumi-dong area in Bundang-gu, Seongnam, Gyeonggi Province (Bundang Sales Gallery). Move-in is scheduled for June 2025.
