Rare Good News Amid Shortage of Medium to Large Apartments: 'Gyeryong Pellipia' Gains Popularity

In Gyeryong City, Chungnam Province, attention is focused on the supply of newly built 'medium-to-large' apartments, which have become increasingly scarce. Medium-to-large apartments have gained higher future value due to a shortage in supply compared to demand over the past few years, and recently, a full-fledged price increase trend has emerged with record-high transactions actively taking place. Moreover, Gyeryong City is expected to see further value appreciation in medium-to-large apartments due to its demographic characteristics, including a large number of age groups with housing purchasing power and a high proportion of senior military officials, military personnel, and stable office workers.


The shortage of 'medium-to-large' supply is also confirmed by related data. According to a survey by Real Estate R114, the supply of medium-to-large apartments with exclusive areas over 85㎡ nationwide is expected to decrease by 13.8% in 2025. Furthermore, in 2026, the supply of medium-to-large apartments is projected to plunge by nearly 30% compared to 2025.


As scarcity value rises, existing medium-to-large apartments are setting new record prices. According to the Ministry of Land, Infrastructure and Transport's actual transaction data, the 84㎡ type at 'Sangdo Station Lotte Castle Parkel' broke its previous record price in April this year at 1.478 billion KRW, about seven months after the last record. Record-high contracts for medium-to-large apartments have also been reported in areas such as Goyang Deok-eun District and Songdo New City.


An industry insider stated, "Medium-to-large apartments with exclusive areas over 84㎡ are preferred by buyers with stable jobs or high income levels," adding, "As nationwide supply shortages are confirmed, newly supplied sites are expected to see fierce subscription competition along with significant premiums."


Seum Comprehensive Construction is launching the full-scale sale of 'Gyeryong Pellipia' in Eomsa (Eomsa-myeon, Eomsa-ri area), Gyeryong City, Chungcheongnam-do, mainly composed of medium-to-large units. The complex consists of 7 buildings ranging from 2 basement floors to 27 above-ground floors, with exclusive areas of ▲76㎡ 410 units ▲84㎡A 145 units ▲84㎡B 168 units ▲104㎡ 100 units, mostly composed of medium-to-large units with high scarcity value.


Applications for special supply start on June 3, followed by first-priority subscription on June 4 and second-priority subscription on June 5 via the Korea Real Estate Board's subscription website. Winners will be announced on June 12, and official contracts will be conducted over three days from June 24 to 26.


The first-priority subscription eligibility for 'Gyeryong Pellipia' requires a subscription savings account membership of at least six months and residency in Gyeryong City (local), Chungcheongnam-do, Sejong City, or Daejeon Metropolitan City (others), with applicants aged 19 or older eligible regardless of income level, home ownership, household head or member status, or re-winning status. Additionally, there are no resale restrictions, allowing for resale.


Gyeryong City has a high proportion of senior officials and military personnel in managerial positions at 36.6%, making it a place with strong demand for newly built 'medium-to-large' apartments. The proportion of stable office workers such as general public officials and teachers also reaches 21.2%. Furthermore, the population aged 30 to 59, considered the main housing purchasing group, accounts for 47.1%, and including post-retirement housing demand (12.2%), more than half at 59.4% are formed as waiting buyers.


'Gyeryong Pellipia' is located in a representative 'original downtown' area with completed living infrastructure. Within a 10-minute walk are excellent school districts including Sindoh Elementary School, Eomsa Elementary School, Eomsa Middle School, Eomsa Library, prestigious Yongnam High School, and various academies. Residents can easily access central commercial areas such as Gyeryong Culture and Arts Center, the sports complex, a multi-purpose cultural center (scheduled to open in 2025), and Hanaro Mart.
