The steady seller in the real estate market is undoubtedly the 'station area' complex. Having a station area not only offers excellent transportation but also leads to expanded infrastructure, population influx, and revitalized commercial districts, thereby enhancing convenience in daily life. This often results in an increase in the value of the area and the complex, making it consistently popular among buyers.


In particular, complexes served by two subway lines tend to have higher demand compared to those with a single line, as they require fewer transfers and provide access to a variety of destinations. Additionally, the high foot traffic around the stations naturally fosters commercial development, leading to higher market prices compared to nearby complexes.


For example, the ‘Maple Xi’ supplied last February received 35,828 first-priority applications for 81 units, recording an average competition rate of 442.32 to 1. In August last year, ‘Cheonggye SK View’ attracted 10,455 applications for 57 units, resulting in an average competition rate of 183.4 to 1. Both complexes highlight the appeal of double station areas, contributing to their successful subscription results.


Mr. A, a real estate agent at Cheonho Station, stated, “Station areas greatly influence residential satisfaction and significantly affect apartment prices. Especially for complexes with double station areas, future development of surrounding commercial districts and capital gains are expected, leading to many inquiries for investment purposes rather than just for residence.”


Meanwhile, DH Property One Co., Ltd. announced the sale of Granze River Park, the first high-end residential-commercial complex apartment in Gangdong-gu, constructed by DL E&C. Granze River Park is being built through the Seongnae 5 District redevelopment project, consisting of two buildings with up to 42 floors above ground and a total of 407 units, including 327 units for general sale ranging from 36 to 180㎡P.


Granze River Park boasts excellent transportation. The complex is located between Cheonho Station on Lines 5 and 8 and Gangdong Station on Line 5, offering convenient transit options. Notably, from Cheonho Station, it takes only three stops to Jamsil Station, six stops to Samseong Station, and nine stops to Gangnam Station, making commuting to the Gangnam business district very convenient. Additionally, major business districts such as Jongno, Gwanghwamun, and Yeouido are accessible within 30 to 40 minutes without transfers, highlighting outstanding proximity to workplaces across Seoul.


The future value is also promising. Line 8 is scheduled to be extended to Byeollae Station in 2024, and the Seoul-Sejong Expressway and GTX-D line are also underway, which will further enhance transportation convenience. Moreover, easy access to Cheonho-daero, Olympic-daero, and Gangbyeonbuk-ro makes traveling to the metropolitan area and beyond convenient, earning high marks for its wide-area transportation network.


A real estate expert commented, “The top priority for regional growth is the expansion of transportation networks, and when transportation expands, businesses and people inevitably gather. The Seoul-Sejong Expressway, in particular, is considered a key highway passing through major metropolitan areas, with Gangdong, Hanam, and Namyangju expected to be the biggest beneficiaries.”


Additionally, the complex belongs to the rare ‘Jipuma’ category nationwide. ‘Jipuma’ complexes are those connected directly to underground passages. Granze River Park is linked to underground passages, the subway, and Hyundai Department Store, allowing residents to access various infrastructures without an umbrella even on rainy days.


Furthermore, since Granze River Park is located in Gangdong-gu, the only non-regulated area among the four Gangnam districts, the entry barrier for subscription is low.


For first-priority eligibility, applicants must have a subscription account for at least 12 months and meet the deposit requirements by region and area. Residents aged 19 or older living in Seoul or the metropolitan area, whether household heads, household members, or homeowners, can apply as first priority. There are no restrictions on re-winning, and no obligation for actual residence applies.


The housing exhibition hall for Granze River Park will be set up in Seongnae-dong, Gangdong-gu, Seoul, and is scheduled to open in June.
