Supply of Residential-Commercial Complex Apartment 'Hillstate Cheongju Central 2nd Phase' in June [Hyundai Engineering 'Hillstate Cheongju Central 2nd Phase' Bird's-eye View]

The feverish demand for housing in Cheongju that heated up in 2021 is expected to be replicated in 2024. This is because the final project of the Cheongju Express Bus Terminal complex development, 'Hillstate Cheongju Central Phase 2,' is scheduled for sale next month in June.

The Cheongju Express Bus Terminal complex development project sparked an unprecedented boom in the Cheongju housing market starting with the sale of 'Hillstate Cheongju Central' in 2021. This complex recorded an average competition rate of 862 to 1, with about 138,000 applications for 160 units. In particular, the penthouses, with only 2 units available, received 12,007 applications, resulting in a competition rate of 6,004 to 1, reminiscent of winning the lottery.

The commercial facility 'Cheongju Central City Complex Commercial Facility,' which was sold subsequently, showed similar results. This commercial facility received 6,129 applications for 172 units, achieving a highest competition rate of 422 to 1 and an average competition rate of 45.4 to 1, an astonishing rate never seen before in Cheongju.

A real estate expert in the Cheongju area said, “These complexes built on the prime land of the Cheongju Express Bus Terminal complex development site attracted much attention even before the sale because they are located on the most valuable land in Cheongju. Now, it is time for the apartment that buyers have waited the longest for to complete the final touch.”

The newly supplied ‘Hillstate Cheongju Central Phase 2’ is a one-stop lifestyle residential-commercial complex apartment located within Cheongju’s only mixed-use cultural complex, which includes the Cheongju Express Bus Terminal, apartments, retail, cultural, and assembly facilities. Especially, it will be built as a 49-story high-rise, forming a new skyline for Cheongju, drawing intense interest from nearby buyers.

The complex is located in Gagyeong-dong, Heungdeok-gu, Cheongju-si, Chungcheongbuk-do, consisting of 258 units ranging from 84 to 197㎡, spanning from 6 basement floors to 49 above-ground floors. Construction is undertaken by Hyundai Engineering.

Notably, ‘Hillstate Cheongju Central Phase 2’ is a large-scale landmark residential-commercial apartment within the Cheongju Express Bus Terminal complex development (MXD), located at the very center of Cheongju, boasting a perfect living infrastructure with a one-stop complex shopping and cultural space.

The complex will house Hyundai Outlet Cheongju branch, the first MX theater in Cheongju by Megabox, and a festival garden offering green resting spaces and performance culture. Additionally, a large-scale lifestyle complex shopping mall of about 30,000 pyeong with a large fashion mall and enhanced F&B functions will be directly connected to existing central commercial areas such as Megapolis (including Lotte Mart) and NC Department Store, expected to become Cheongju’s largest commercial district.

Large shopping facilities such as Homeplus, Hyundai Department Store, and Lotte Outlet, as well as medical facilities including Chungbuk National University Hospital, Hana Hospital, and Cheongju Hyundai Hospital, are conveniently accessible. Within walking distance are elementary, middle, and high schools including Gangseo Elementary, Punggwang Elementary, Seowon Middle, Seohyun Middle, and Chungbuk National University-affiliated High School.

In terms of transportation, Cheongju Station on the Chungbuk Line and KTX Osong Station are nearby. The Gyeongbu Expressway Cheongju IC, Jungbu Expressway Seo Cheongju IC, Cheongju 2nd Ring Road, and National Route 36 provide quick access to the metropolitan area. Moreover, the recently opened Cheongju Gangseo Hi-Pass IC offers even more convenient wide-area transportation.

The complex also boasts excellent proximity to workplaces. It offers easy access by car to Cheongju Industrial Complex, Cheongju Technopolis, and Ochang Science Industrial Complex, home to companies such as LG Chem, LG Household & Health Care, LG Energy Solution, SK Hynix, SK Chemicals, EcoPro, and EcoPro BM.

As a Hillstate brand apartment supplied by Hyundai Engineering in Cheongju, ‘Hillstate Cheongju Central Phase 2’ will be developed with differentiated innovative design and a refined residential space.

Inside the units, an innovative 4-bay cross-ventilation layout (except some units) is applied, with the complex arranged mainly south-facing to ensure unobstructed views. The interior features a ceiling height of 2.4m and balcony glass railings to maximize spatial openness and a sense of freedom, along with ample storage spaces such as entrance pantries, master bedroom dressing rooms, and individual underground storage rooms.

On the top floor, the 49th floor, Cheongju’s only sky community will be established, offering expansive views and a sophisticated leisure lifestyle. Community facilities include a sky fitness center, sky bridge, sky lounge with party and dining rooms. Additionally, on the 4th floor, residents will have access to a screen golf course and Hill Lounge as separate relaxation spaces.

This complex, developed through the Cheongju Express Bus Terminal complex development (MXD) project, is expected to become Cheongju’s only valuable large-scale landmark mixed-use cultural complex with a 49-story sky line.

The model house for ‘Hillstate Cheongju Central Phase 2’ is located in Bihadong, Heungdeok-gu, Cheongju-si, Chungcheongbuk-do (near Terminal Intersection) and is scheduled to open in June.
