Construction of Daejang-Hongdaeseon to Start Next Year... 'Deogeun DMC Aileen's Garden Hangang' Scheduled for Sale

The Goyang Deogeun District is gaining renewed attention in the metropolitan real estate market. This is due to the upcoming construction of the ‘Daejang-Hongdae Line’ passing through the area, which is expected to further enhance its residential value.


Recently, the Ministry of Economy and Finance announced that construction of the ‘Daejang-Hongdae Line’ will begin next year, with the line scheduled to open in 2031. The ‘Daejang-Hongdae Line’ is a railway that will run from Bucheon Daejang New Town through the Deogeun District to Hongdae Station in Mapo-gu, Seoul, featuring 12 stations.


In particular, expectations are high because the ‘Daejang-Hongdae Line’ will have many transfer stations. Among the 12 stations, most will be designed as transfer stations. Transfer stations are characterized by having two or more lines passing through a single subway station, making them rare and valuable.


According to the Korea Urban Railroad Corporation, out of 627 subway stations in the metropolitan area, only 103 meet the criteria for transfer stations, accounting for just 16.5% of the total. Consequently, these stations offer greater transportation convenience compared to regular stations and are more advantageous for increasing surrounding real estate values.


Since the announcement of the ‘Daejang-Hongdae Line’ opening, the real estate market in the Deogeun District has shown a clear upward trend. According to actual transaction prices from the Ministry of Land, Infrastructure and Transport, the ‘DMC Diart Hangang’ apartment in Deogeun-dong, Deogyang-gu, Goyang City, with an exclusive area of 84㎡, recorded a new high price of 1.1 billion KRW (first floor) in May this year. The previous highest transaction price was 970 million KRW, marking an increase of over 200 million KRW.


Real estate experts say, “Although Deogeun District has excellent accessibility to Seoul, its residential value was relatively undervalued due to insufficient transportation infrastructure. However, with the ‘Daejang-Hongdae Line’ addressing these shortcomings, Deogeun District can now be considered the most competitive new town around Seoul.”


Meanwhile, a new housing officetel is attracting attention with its June launch in the Deogeun District. The ‘Deogeun DMC Aileen’s Garden Hangang’ officetel, located at the very center of Deogeun District, is the spotlight project.


‘Deogeun DMC Aileen’s Garden Hangang’ is situated in Blocks 6 and 7 of the Deogeun Business District in Goyang City, Gyeonggi Province. It will be developed as a 168-unit complex with floors ranging from basement level 4 to the 25th floor, all with an exclusive area of 84㎡. Specifically, it consists of 48 units of 84㎡A, 72 units of 84㎡B, 24 units of 84㎡C, and 24 units of 84㎡D.


The Goyang Deogeun District, where ‘Deogeun DMC Aileen’s Garden Hangang’ is located, is notable for its excellent accessibility to Seoul. It is directly adjacent to Sangam-dong, Mapo-gu, Seoul. The real estate industry even refers to it as ‘Mapo-gu Deogeun-dong’ due to its proximity. Additionally, it takes only 6 minutes to reach Gangbyeonbuk-ro via the Gayang Bridge and 8 minutes to reach Olympic-daero, enabling quick access to Yeouido and Magok districts.


Along with the news of the ‘Daejang-Hongdae Line’ opening, public transportation is also improving. Currently, the ‘Seoul Companion Bus No. 4’ operates from Deogeun District across Gayang Bridge to Gayang Station. Recently, the ‘Seoul Companion Bus No. 8’ began service, connecting Deogeun-dong to Susaek Station and DMC Station. Furthermore, in August this year, the ‘Goyang Tok Bus,’ a demand-responsive transport service without fixed routes that can be summoned via an app, will operate from Deogeun District to Gayang Station.


The ‘Hangang Premium’ is also anticipated. ‘Deogeun DMC Aileen’s Garden Hangang’ is located right next to the Hangang River and within walking distance of various parks, including World Cup Park, making it part of the ‘Hangang Forest Zone.’ As a result, some units offer views of the Hangang River, which is expected to be advantageous for future price appreciation. Residential complexes near the Hangang River are highly valued for their residential quality and tend to maintain an upward trend even during economic downturns.


In fact, this year, areas adjacent to the Hangang River such as Jamsil, Banpo, and Yeouido in the Gangnam area, as well as Seongsu and Ichon in the Gangbuk area, have consistently recorded new transaction highs. Similarly, apartments near the Hangang River in Goyang Deogeun District have recently set new record prices. ‘Deogeun DMC Aileen’s Garden Hangang’ is the last residential complex in Goyang Deogeun District expected to benefit from this Hangang riverside advantage.


Differentiated residential value is also a point of interest. ‘Deogeun DMC Aileen’s Garden Hangang’ is a follow-up project to ‘IS Valley,’ developed by IS Dongseo in the Goyang Deogeun District. ‘IS Valley’ is a large-scale advanced business complex in Blocks 6, 7, 8, 9, and 10 of the Deogeun Business District, harmoniously combining residential, office, and commercial facilities, allowing residents to conveniently enjoy various lifestyle amenities.
