Recently, interest in complexes with green premiums has been increasing.


In the real estate market, apartments located near parks or lakes are referred to as ‘Gongsegwon’ or ‘Sopsekwon’ complexes, and are considered prime properties with excellent future value. The value of a pleasant living environment can be confirmed through related surveys. In a survey selecting future housing choice factors from the ‘2025 Future Housing Trend Report’ published by the Korea Housing Institute, comfort ranked first with a 35% share.

The value of parks near homes has also been scientifically proven. The National Institute of Forest Science measured the concentration of suspended particulate matter and fine dust in an urban area 2 km away from Hongneung Forest in Seoul, finding that areas with forests reduced suspended particulate matter (PM10) by 25.6% and fine dust (PM2.5) by 40.9%. This is because leaves absorb fine dust and absorb nitrogen dioxide and ozone, purifying the air.


For these reasons, complexes with parks are also popular in the subscription market. According to data from the Korea Real Estate Agency’s subscription home, ‘Hillstate The Sharp Sangsaeng Park’ in Pohang, Gyeongbuk, which was supplied in January, recorded an average competition rate of 6.35 to 1 and a maximum of 13.8 to 1, successfully closing the first priority subscription. This complex was supplied through a private park special project and attracted attention from buyers due to its abundant natural scenery.


An industry official stated, “As more people enjoy walking and exercising in parks near their homes with family, friends, and acquaintances, the value of apartments near pleasant parks is becoming increasingly important over time,” adding, “Recently, interest in park-special complexes located within large parks has been rising.”


POSCO E&C plans to supply ‘The Sharp Sokcho Prime View’ in Sokcho-si, Gangwon-do, this May.


The complex will be developed within Yeongnang Park, with 70% of the total site area designated as an urban park for Sokcho citizens. It is a large-scale apartment complex with a total of 1,024 households, allowing residents to easily use the massive park as if it were their own backyard.


A walking trail directly connecting Yeongnang Park and the complex will be created, and the area will be decorated with various themed gardens such as Spring Hills, Citizens’ Yard, Seorak Hills, and Dreaming Hill. Additionally, with a maximum height of 33 floors above ground, residents can enjoy panoramic views of the East Sea, Yeongnang Park, Yeongnang Lake, and Seorak Mountain, unfolding like a picture.


As the largest community facility in Sokcho, various spaces for residents will also be provided. The community facilities within the complex are divided into a Sports Zone for leisure and health, an Edu & Family Zone for children’s education and families, and a Public Zone for childcare and relaxation. The Sports Zone includes diverse sports spaces such as fitness, GX room, Pilates, golf practice range (8-screen stations), screen golf (2 locations), sauna (hot and cold baths), table tennis room, private GX, care exercise room, and healthcare lobby. The Edu & Family Zone offers spaces for children’s education and families, including an edu lounge, private study rooms, multi-studio, media seminar room, book cafe, kids room, and a duplex-style The Sharp cafe. Additionally, shared spaces for residents’ relaxation such as daycare centers, community care centers, senior centers, guest houses, and shared dining will be provided.


A sales official said, “There is very high interest from buyers in Sokcho’s first private park special apartment,” and added, “Intense subscription competition is expected among prospective buyers aiming to secure apartments with a massive park.”


The model house for The Sharp Sokcho Prime View will be located in the Joyang-dong area of Sokcho-si and is scheduled to open in May.
