Construction of Two Buildings with 5 Basement to 37 Above-Ground Floors
New Park Established and Rainwater Pump Station Site Expanded
Two buildings with a maximum height of 37 floors for office and retail facilities will be constructed on the BYC site near Guro Digital Complex Station on Line 2.
On the 23rd, the Seoul Metropolitan Government announced that it held the 7th Urban and Architectural Joint Committee meeting and approved the amendment of the 'Daerim Metropolitan Center District Unit Plan Area Plan Decision (Change) and BYC Special Planning District Detailed Development Plan Decision.'
The BYC Special Planning District is located within the Daerim Metropolitan Center District Unit Plan Area adjacent to Guro Digital Complex Station. Most of the area has been developed with residential facilities, but the BYC site remains a long-term undeveloped area, lacking surrounding infrastructure.
On the large site (16,302㎡) at 1104-1 Daerim-dong, which was formerly the BYC headquarters, two buildings with 5 basement levels and up to 37 floors above ground will house office facilities and retail facilities (neighborhood living facilities). Roads will be constructed around the site, and a park necessary for the area will be built. The park will be located on the north side of the site adjacent to an elementary school. It is planned to be used by residents and students in the Guro Digital Complex Station area, which lacks green spaces.
To prevent flood damage, the city plans to expand the existing rainwater pumping station site on the BYC site and install retention tanks under the park. On the front side facing Guro Digital Complex Station on Line 2, a three-dimensional pedestrian walkway directly connected to the station entrance will be created, along with a public pedestrian passage to ensure a safe walking environment. Three public open spaces will be installed and operated as public resting areas for pedestrians.
A Seoul city official said, "Through the detailed development plan decision for the BYC Special Planning District, we have secured safety and comfort in the frequently flooded areas around Daerim-dong," adding, "With the creation of pedestrian environments and resting spaces, conditions for revitalizing the area will be established, and it is expected to become an opportunity for the northern part of the relatively stagnant Guro Digital Complex Station area to be reborn as a central district."
