- High Preference for Double Living Zone Apartments Enjoying Lifestyle Infrastructure of Two Cities
- Higher Sale Prices Compared to Single Living Zone Apartments, Popular in the Sales Market as Well
In the new apartment sales market, there is growing interest in apartments with abundant living infrastructure. In particular, projects located in the central areas or boundary points of various cities are attracting attention as ‘double living zone’ complexes that enjoy both local and metropolitan infrastructure.
In fact, double living zone complexes tend to have higher market prices. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the Hoban Verdiium in Daejeon Doan 2 Complex, with an exclusive area of 84㎡, was recently traded at 800 million KRW. This apartment, which allows easy access to the central commercial areas of Doan New Town, Dunsan-dong, and Bongmyeong-dong, saw a price increase of 40 million KRW within a month. Additionally, ‘The Beach Prugio Summit,’ launched in the second half of last year in Busan, closed all types with an average first-priority competition rate of 22:1 and a highest competition rate of 88:1. This complex attracted attention as it shares the double living zone of Nam-gu and Suyeong-gu in Busan.
An industry insider said, “As polarization in the real estate market intensifies, discerning quality has become important, and buyers prefer complexes with abundant living infrastructure near their homes,” adding, “Double living zone apartments have high residential satisfaction due to their actual convenience, thus attracting strong interest among residents.”
Seum Comprehensive Construction will open the model house of ‘Gyeryong Pellipia’ on the 24th in Eomsa area, Gyeryong-si, Chungnam, and will begin full-scale sales. This is the first new apartment supply in the area in 10 years and is adjacent to Daejeon and Sejong, allowing residents to enjoy the double living zone premium.
The complex consists of 7 buildings ranging from 2 basement floors to 27 floors above ground, with a total of 823 units of exclusive areas between 76 and 104㎡. It is attracting attention with its rare mid-to-large sized units on the highest 27th floor in Gyeryong-si and its competitive sale prices.
Nearby, the main commercial areas include Gyeryong Culture and Arts Center, the sports complex, a multi-cultural center (scheduled to open in 2025), and Hanaro Mart. Within a 10-minute walk are educational facilities such as Sindocheo Elementary School, Eomsa Elementary School, Eomsa Middle School, Eomsa Library, the prestigious Yongnam High School, and various academies.
The transportation environment is also excellent. Residents can easily travel to major cities nationwide via KTX Gyeryong Station, and have convenient access to Seodaejeon IC, the intercity bus terminal, Honam Expressway branch line, Gyeryong-daero, and Gyebaek-ro. The first phase of the Chungcheong Regional Railroad (Gyeryong to Sintanjin, scheduled to open in 2026), the KTX Gyeryong Station transfer center, and the Honam Line high-speed project are underway, which is expected to further improve transportation conditions.
‘Gyeryong Pellipia’ offers ample storage space per unit, including entrance storage, kitchen pantry, and alpha rooms by type. It is the first car-free park-type complex in Eomsa, boasting a pleasant environment. The complex is designed mainly with south-facing 4Bay-type units (except for the 84B type), featuring an LDK layout that connects the living room, kitchen, and dining area, and provides about 1.3 underground parking spaces per household.
Community facilities within the complex will include a fitness club, indoor golf practice range, guest house, daycare center, library, care center, and senior citizens’ center.
A sales official said, “This is a branded new apartment entering Eomsa for the first time in 10 years, with well-established living infrastructure and metropolitan living zones,” adding, “With its reasonable price competitiveness, it is expected to attract great interest.”
The apartment model house will be located near Homeplus Gyeryong Branch in Geumam-dong, Gyeryong-si, Chungcheongnam-do.
