Recently, the real estate market in Cheonan City has been buzzing. This is because local governments have been closely cooperating on the GTX-C line extension project to Cheonan and Asan, signaling that the project is set to be fully underway.
In fact, in January of this year, the Ministry of Land, Infrastructure and Transport officially announced at a transportation sector public discussion chaired by the President that the GTX-C line would be extended by 55km from the existing Yangju Deokjeong~Suwon route to Suwon~Cheonan and Asan. In February, at the Ministry of Land, Infrastructure and Transport’s main conference room, the Minister of Land, Infrastructure and Transport along with six basic local government heads from Chungnam and Gyeonggi provinces signed an agreement to successfully promote the GTX-C line extension.
Accordingly, related organizations plan to establish a close cooperation system to ensure the swift promotion of the extension project, considering the opening schedule of the GTX-C main line, and will proceed with feasibility verification and permits.
If the plan proceeds as scheduled, it will be possible to travel from Cheonan and Asan to Seoul Samsung Station within 50 minutes, making the area around Cheonan Station, which will be accessible via GTX, along with Cheonan Asan Station (KTX, SRT), a representative transportation hub in the Chungcheong region.
An industry insider said, “Cheonan has strong urban competitiveness with abundant jobs and good living conditions, as the young generation accounts for 46.2% of the total population. With the development of the old downtown and the increasingly dense metropolitan transportation network, the city’s future value is expected to rise further, which will likely increase real estate values.”
Meanwhile, a complex expected to be the biggest beneficiary of the confirmed GTX-C line extension to Cheonan Station is currently being sold, attracting significant attention from buyers. The protagonist is Hyundai Construction’s ‘Hillstate Cheonan Station Skyum.’
‘Hillstate Cheonan Station Skyum’ is located within a 400m radius of Cheonan Station (planned GTX-C line station, Seoul Metropolitan Subway Line 1, Gyeongbu Line), making commuting to Seoul and the metropolitan area easy and travel to other regions convenient. Roads such as Bongpyeong-ro and Bongjeong-ro are also nearby, allowing easy access throughout Cheonan. Additionally, nearby Cheonan IC and Cheonan JC provide smooth entry to the Gyeongbu Expressway and Cheonan~Nonsan Expressway. Within a 2km radius of the complex, Cheonan Express Bus Terminal and Cheonan General Terminal are also conveniently accessible.
The complex, consisting of 6 buildings ranging from 5 basement floors to 49 above-ground floors, includes a total of 999 apartment units with exclusive areas of 59 to 114㎡ and 80 officetel units with exclusive areas of 84㎡. As a high-rise residential-commercial complex supplied in Cheonan’s old downtown, where the proportion of aging housing is high, it is expected to become a landmark residential facility in the area, attracting great interest from buyers.
Convenient access to surrounding infrastructure is also a strong point. Prestigious school districts such as Wachon Elementary School, Gyegwang Middle School, and Cheonan High School are within walking distance. Shopping facilities and various conveniences are easily accessible. The complex is near shopping centers including E-Mart, Shinsegae Department Store, and Homeplus, and the Cheonan Station commercial district is also close by.
Various specialized designs and product features stand out. The layout mainly faces south (except for some units), providing excellent natural lighting, and adopts a plate-type structure that ensures good ventilation (except for some units). Additionally, ample storage space is designed with walk-in closets and alpha rooms (paid options for floor plan selection), maximizing space utilization. The high ceiling height of 2.5m (2.6m in the living room) also secures a sense of openness.
For the officetels, they are designed as the region’s first terrace duplex residential officetels. They boast a high ceiling height (2.5m) and include terraces, making them highly rare and competitively attractive products.
Various community facilities have been established to support diverse lifestyles and high quality of life for residents. Apartment community facilities will include sports amenities such as fitness centers, golf practice ranges, and GX rooms, as well as community facilities like libraries and care centers for residents’ children. In particular, community facilities such as a sky lounge, guest rooms, and party rooms exclusively for residents are planned to enhance residential satisfaction.
Furthermore, the complex has reduced the contract deposit ratio from the original 10% to 5%, easing the initial financial burden for buyers. Meanwhile, the model house for Hillstate Cheonan Station Skyum is located in the Dujung-dong area of Seobuk-gu, Cheonan City.
