Contract for 'Yangju Station Area Development Project' Near Yangju Technovalley <'Yangju Station Area Development Project' Bird's-eye View>

In June, the land development project for the ‘Yangju Station Area Development Project,’ currently underway near Yangju Station and Yangju City Hall, is expected to be completed. Land contracts are currently in progress, with some plots about to be auctioned. Yangju City, which is set to grow into a future-oriented convergence city, is attracting investment demand and interest from various developers due to its high future value.


The ‘Yangju Station Area Development Project’ is being promoted with three concepts: ▲a vibrant and dynamic city ▲a self-sufficient city with growth potential ▲an environmentally friendly city. By expanding urban support land and residential land, the project aims to strengthen the city’s self-sufficiency functions, enhance convenience for Yangju citizens by establishing a transfer parking lot at Yangju Station, and provide various infrastructure facilities.


The land development project for the ‘Yangju Station Area Development Project’ involves creating residential, commercial, office, mixed-use, support facilities, and parks on a 645,465㎡ site. The planned population will total 3,782 households (approximately 10,000 people), with the goal of developing a high-tech self-sufficient city. This project, developed jointly by the public and private sectors, is considered a key initiative that will lead Yangju City’s future alongside the nearby Yangju Techno Valley.


Furthermore, through complex development centered around Yangju Station, the project is expected to improve accessibility to Seoul, secure urban self-sufficiency functions, maximize youth support, job creation, and urban service functions, thereby driving regional economic development.


One of the reasons the ‘Yangju Station Area Development Project’ is expected to transform into a future-oriented convergence city is the ‘Yangju Techno Valley’ being developed right next to the project site.


‘Yangju Techno Valley’ is a project to create an urban high-tech industrial complex on 218,000㎡ with a total project cost of 110.4 billion KRW. It is the largest single urban high-tech industrial complex in northern Gyeonggi Province, aiming for land supply next year and completion in 2026. It will serve as a new growth hub in northern Gyeonggi by fostering smart modernization of traditional local industries as well as advanced new industries.


‘Yangju Techno Valley’ is expected to generate significant economic ripple effects, including a production inducement effect of 1.8686 trillion KRW, a value-added inducement effect of 443.2 billion KRW, and employment inducement for 4,373 people, contributing to balanced regional development in the Gyeonggi area.


Additionally, on the 9th, Gyeonggi Housing and Urban Corporation (GH) announced that it signed a Memorandum of Understanding (MOU) with Yangju City and Kwangwoon University to establish the ‘Yangju-Kwangwoon Advanced IT Convergence Research Institute (tentative name)’ to revitalize Yangju Techno Valley. Under this agreement, GH, Yangju City, and Kwangwoon University will cooperate in various areas including ▲support for the development of Techno Valley and management of resident companies and universities ▲administrative and financial support to build industry-academia cooperation ▲technical development, education, and talent cultivation support for companies within the industrial complex.


With the establishment of the Yangju-Kwangwoon Advanced IT Convergence Research Institute, it is expected that high value-added new technology R&D, startup incubation, and expanded training opportunities for workers will be promoted through industry-academia-research collaboration and convergence with other industries, making Yangju Techno Valley an innovation base for improving the industrial structure of northern Gyeonggi.


The ‘Yangju Station Area Development Project’ is evaluated to promote regional economic development in Yangju City in connection with this ‘Yangju Techno Valley.’


An industry insider said, “With many issues in the northern Gyeonggi region these days, once the Yangju Station Area Development Project is completed, it will transform into a future-oriented convergence city representing northern Gyeonggi. Given its high future value, there is active movement among various real estate developers to secure land plots as well as investment demand.”


Currently, contracts are being conducted for three plots of single-family residential land with stores, three plots of urban support facility land, one plot of block-type single-family residential land, and five plots of commercial land through private contracts. Eligibility is open to general end-users (one person, including individuals and corporations, with the possibility to apply for one or more plots), and contracts are proceeding on a first-come, first-served basis with advance payment. Contracts have been underway since Monday, April 29, and will continue until a separate termination notice is issued. Contract signing takes place at the office of Yangju Station Area Development PFV Co., Ltd. Land can be used immediately after full payment.


Additionally, some commercial and office facility lands are about to be auctioned. Two plots each of commercial and office facility land will be auctioned via electronic bidding using the Onbid system, operated by the Korea Asset Management Corporation, through a highest-bid competitive auction. The application period is from Wednesday, May 22 to Thursday, May 23 at 4 p.m.
