The 244㎡ exclusive area unit at 'Nine One Hannam' in Hannam-dong, Yongsan-gu, Seoul, owned by the Jang Yoon-jung couple, was sold for 12 billion won on the 11th of last month. The ownership registration has been completed, and the owner is reported to have been born in 1989. Since no separate mortgage rights were confirmed, it is presumed that the buyer paid the full amount in cash.


The sale price of 12 billion won is the highest transaction price for that size unit. Previously, the Jang Yoon-jung couple jointly purchased a 244㎡ unit in this complex for 5 billion won in March 2021. With this transaction, they made a capital gain of 7 billion won in 3 years and 2 months.


This surpasses the actual transaction price of 11.5 billion won for a 245㎡ unit in Guheon-dae 7th complex, Apgujeong-dong, Gangnam-gu, which was traded in March. It is the highest registered apartment transaction price so far this year. Compared to the previous transaction price of 9 billion won in December 2021 for a similar size unit at Nine One Hannam, the price increased by 3 billion won. In February, a 206.89㎡ unit in this apartment was traded for 9.95 billion won, setting a new record price.


Nine One Hannam, a representative high-end residential complex in Hannam-dong, Yongsan-gu, is known as a luxury housing complex owned by BTS members RM and Jimin. The official appraisal price for a 244.72㎡ unit alone reaches 10.67 billion won. It has set the highest appraisal prices not only in the sales market but also in the court auction market. A 244㎡ unit was put up for auction with an appraisal price of 10.85 billion won, and on the 16th of last month, a 207㎡ unit was sold at auction for 9.369 billion won, breaking the record for the highest appraisal and auction prices for multi-family housing.


Nine One Hannam is a low-rise luxury housing complex with 341 households built in Hannam-dong, Yongsan-gu, and residents moved in November 2019. To avoid the price ceiling system in 2018, it was supplied under a lease-then-purchase conversion condition, similar to Hannam The Hill in Hannam-dong. At that time, the lease deposit alone ranged from 3.3 billion to 4.8 billion won (monthly rent 700,000 to 2.5 million won), and two years later, the purchase conversion price averaged 61 million won per 3.3㎡. The official price for a 244㎡ unit this year is 10.67 billion won, ranking third in the highest official prices for multi-family housing nationwide.
