As the nationwide apartment prices continue to decline this year, the pre-sale market is becoming increasingly polarized due to selective subscriptions by cautious prospective buyers.
In particular, even within the same area, demand is relatively higher for locations and brands with superior marketability, causing contrasting fortunes among complexes.
The top-performing complex in last year's Changwon, Gyeongnam pre-sale market was Changwon Lotte Castle Forest, developed by Lotte Construction and launched in January in Sihwa-dong, which attracted about 13,000 first-priority applicants, recording a competition rate of 28.72 to 1. In contrast, Shin-Hang Marine Asiang, supplied by Booyoung Housing in Yongwon-dong, Changwon in August, continued to the second-priority application stage but ultimately failed to meet the quota.
Additionally, within Cheongju Technopolis in Songjeol-dong, Cheongju-si, Chungbuk, which recorded notable subscription results in last year's local pre-sale market, Shin Young Jiwel Prugio Technopolis Central by Daewoo Construction attracted about 34,800 applicants, whereas Cheongju Technopolis Hildesheim by Won Construction, launched earlier, received only 4,200 applications.
Moreover, even well-known brands received relatively more attention from buyers when located in ‘central’ areas with excellent infrastructure and residential preference.
In January this year, ‘The Sharp Tangjeong Infinity City (Phase 1)’ in Tangjeong-myeon, Asan-si, Chungnam, and ‘The Sharp Tangjeong Infinity City Phase 2,’ which opened for subscription earlier this month, together attracted over 50,000 subscription accounts. These complexes are close to the fully developed Tangjeong area center, Asan Tangjeong New Town, and conveniently accessible to Tangjeong Station, Cheonan Asan Station, and surrounding commercial districts, which is analyzed as the reason for strong buyer interest.
An industry insider said, “Typically, central areas and their surroundings are equipped with various living infrastructures such as transportation, convenience facilities, and government offices, making them favorable residential environments. Even during economic downturns, there tends to be some movement of buyers, such as relocations, so housing transactions do not easily stop. Pre-sale properties that are comfortable to move into immediately are relatively safer, and when combined with a strong brand, competitiveness can increase.”
Meanwhile, ‘Hillstate Gajang The First’ is being supplied in District 1 of the Doma-Byeondong Redevelopment Promotion Zone in Seo-gu, adjacent to the central Dunsan-dong area of Daejeon. This complex, developed through the Doma-Byeondong District 1 redevelopment project, will consist of 15 buildings ranging from two basement floors to 38 above-ground floors, with a total of 1,779 households. Among these, 1,339 units are for general sale.
In particular, this complex will feature differentiated marketability with the application of the Hillstate brand. The community facilities will include fitness centers, golf practice ranges, screen golf, GX rooms, saunas, as well as a private cinema, study rooms, a small library, Hill’s Lounge, and multipurpose rooms, offering a variety of standout amenities in the area.
Additionally, the exterior will showcase specialized design with curtain wall looks, large entrance gates, and rooftop lighting. The complex layout is designed primarily facing south with a 4-Bay slab-type structure for all units to ensure excellent lighting and ventilation. Inside, all units will have dressing rooms, and depending on the type, features such as pantries and alpha rooms will be included, presenting specialized floor plans.
From a locational perspective, the complex is also highly competitive. District 1 of Doma-Byeondong is the closest redevelopment zone within the redevelopment promotion district to Dunsan-dong and Tanbang-dong, the most preferred residential areas in Daejeon. This allows sharing of the existing living zones. Residents can access the commercial areas around Yongmun Station Intersection, Lotte Department Store, Hanmin Market, and conveniently reach various government offices such as Daejeon City Hall and the Government Complex Daejeon, university hospitals, E-Mart Dunsan branch, and Traders Wolpyeong branch. Yongmun Station and KTX Seodaejeon Station are within walking distance, and the Chungcheong Regional Metropolitan Railroad stations Doma and Yongdu are also planned.
The subscription schedule is as follows: special supply on the 13th, first-priority subscription on the 14th, second-priority subscription on the 16th, with winners announced on the 23rd. Subsequently, the official contract period will be held over four days from June 3rd to 6th. The model house is located in Gajang-dong, Seo-gu, Daejeon. The expected move-in date is June 2027.
