Priority subscription for the cancellation of members of 'Raemian One Bailey' will be held on the 20th. As the sale price differs from the current market price by about 2 billion KRW, it is expected that many buyers will flock.
According to the Korea Real Estate Board's subscription website on the 11th, on the 20th of this month, priority subscription for one unit of 84㎡ exclusive area cancellation by members in the relevant area (Seoul) of Raemian One Bailey will be accepted. On the 21st, priority subscription for other areas will be held, and on the 22nd, second priority subscription will take place. The announcement of winners is scheduled for the 28th.
The unit is located on the 1st floor of building 117, with a sale price of 1,956,380,000 KRW. Compared to recent actual transaction prices, a profit of over 2 billion KRW can be secured. In February, a 5th-floor unit of the same building with an exclusive area of 84㎡ was traded at 4 billion KRW. On March 10th, an 11th-floor unit was sold for 4.04 billion KRW, and on the 21st of last month, a 32nd-floor unit was traded for 4.25 billion KRW.
This cancellation of Raemian One Bailey members corresponds to general sales, unlike non-priority subscriptions. Regional priority supply is applied, and selection is based on the score order. Buyers with subscription savings accounts with high scores have an advantage. Move-in is scheduled for July 2024.
Since the apartment is already under occupancy, move-in is possible after the balance payment. The balance payment, which is 90% of the sale price, must be completed 45 days after the contract. Contract signing is from June 10 to 12.
Seocho-gu is a regulated area, so subscription eligibility requires residents aged 19 or older living in the metropolitan area who are either without a home or heads of households with one home. The household must not have had a subscription winner within the past five years to be eligible. If selected, the re-selection restriction period is 10 years, and the resale restriction period is 3 years. There is no obligation for actual residence.
Raemian One Bailey is a large-scale complex with 23 buildings, 2,990 units, ranging from 4 basement floors to 35 above-ground floors, and began occupancy in August last year.
