Recently, the nationwide allocation of medical school quotas has increased. This quota expansion leaves the number of spots in Seoul unchanged while significantly increasing the quotas for regional medical schools, causing parents hoping for their children to enter medical schools to face deeper concerns.
In particular, with the expansion of quotas at regional medical schools, traditional regional school districts are gaining attention, and admission experts in these districts are seeking strategies and methods for entrance exams.
Furthermore, the traditional school districts in Daejeon and the Chungcheong region, considered the biggest beneficiaries of this regional medical school quota expansion, are expected to attract even more interest. Each university plans to finalize and announce detailed quota increases by the end of April, with the Chungcheong region expected to see a greater increase in medical school quotas compared to other areas.
The Dunsan area in Seo-gu, representing Daejeon’s school districts, is also drawing attention. A 3rd-floor unit of 101㎡ in the Croba Apartment, a representative apartment in Dunsan, was traded for 1.18 billion KRW in March. Considering that units below the 5th floor were traded for 660 million KRW and 950 million KRW last year, this is a significant price increase. Although it has not yet reached the 1.3 billion KRW level recorded in 2021, units above the 5th floor are steadily trading in the 1.1 to 1.2 billion KRW range, raising expectations for recovery.
The school district and educational infrastructure of Dunsan in Seo-gu, Daejeon, have developed alongside the history and flow of the Dunsan area since the 1990s. This is similar to how excellent schools and academy districts have been established in new towns like Bundang, Ilsan, and Pyeongchon in the Seoul metropolitan area.
Seo-gu is known to have the highest concentration of elementary, middle, and high schools as well as academy facilities in Daejeon, with many located in the Dunsan-dong area within Dunsan. As of the 2024 academic year, many high schools in Seo-gu have produced a large number of medical school and Seoul National University admittees, making the Dunsan-dong school district highly preferred by devoted parents with student children.
Many wish to move into the Dunsan area, including Dunsan-dong, but due to significant aging of the housing stock, those seeking new apartments face considerable dilemmas.
However, if one looks to adjacent areas where the Dunsan educational environment can be enjoyed, the range of options broadens.
In fact, in August last year, the Dunsan Xi I-Park in Tanbang-dong, Seo-gu, Daejeon, attracted about 48,000 applicants for first-priority subscription, showing intense demand. This apartment faces the Dunsan area across Gyebaek-ro, allowing convenient access to educational infrastructure such as academies within Dunsan, which drew attention.
An industry insider said, “With the expansion of medical school quotas, the traditional school districts in Daejeon and the Chungcheong region, considered the biggest beneficiaries, will see increased demand as education experts provide more detailed admission analyses. Ultimately, as demand for buying and renting homes for children’s education rises, housing prices will change further. Especially since new apartments are scarce in these areas, interest will increase even more.”
Meanwhile, ‘Hillstate Gajang The First’ in the Doma-Byeondong Redevelopment Promotion District adjacent to the Dunsan area is scheduled to open its model house on May 9, attracting the attention of parents and prospective buyers.
Located in Gajang-dong, Seo-gu, Daejeon, ‘Hillstate Gajang The First’ is a large apartment complex consisting of 15 buildings from 2 basement floors to 38 floors above ground, with a total of 1,779 households, of which 1,339 are for general sale. All units are medium to small-sized, which are in high demand, with layouts of 59㎡ and 84㎡ as well as 70㎡ and 79㎡ designed to suit preferences.
This complex boasts an excellent educational environment with many schools within walking distance, including Gajang Elementary, Naedong Elementary, Byeondong Elementary, Bongsan Middle, Naedong Middle, and Daejeon Seo Middle schools, and also offers access to the highly competitive Dunsan-dong academy district.
Additionally, within a 1.5 km radius are commercial areas around Yongmun Station Intersection, Lotte Department Store, Hanmin Market, and various public offices such as Daejeon City Hall, Government Daejeon Complex, and Daejeon Police Agency, as well as university hospitals, E-Mart Dunsan branch, and Traders Wolpyeong branch, providing convenient access to lifestyle facilities. The complex is also adjacent to Deulmal Children's Park and a planned multi-purpose community center (approved by central investment review), with Yudeungcheon stream within walking distance, ideal for walking and leisure activities.
The Doma-Byeondong Redevelopment Promotion District, where the complex is located, is a large-scale redevelopment project underway in Doma-dong and Gajang-dong, Seo-gu, Daejeon, aiming to create about 25,000 households. It is gaining attention as a promising new residential area with high potential for residential environment improvement.
