A development plan to construct office facilities for fostering advanced industries on the site of the CBS building in Mokdong, Yangcheon-gu has been finalized.

On the 9th, the Seoul Metropolitan Government held the 6th Joint Urban and Architectural Committee meeting and announced the amended approval of the district unit plan decision for the Seoul Mokdong District Housing Development Project on the CBS site at 917-1 Mokdong, Yangcheon-gu, as well as the detailed development plan decision (draft) for the Mokdong Innovation Hub Special Planning Zone.


The site is located in the central district of the Mokdong District Housing Development Project and has been operated as the CBS broadcasting headquarters for over 30 years. CBS is planning to relocate the broadcasting station to build an advanced production platform in response to changes in the production environment.


Accordingly, Seoul City finalized the development plan to lift the broadcasting and communication facility designation through a prior negotiation system with the landowner, the CBS Foundation, aiming to create new jobs and establish a new media hub.


A Seoul city official explained, "Since it was designated as a 'broadcasting and communication facility' in the urban planning facilities, it could not be used for other purposes, so the urban plan was changed," adding, "Once the urban planning facility abolition is announced, the process of selecting a business operator will begin."

Considering the symbolism of the broadcasting station that has continued for 30 years, the core functions of news and current affairs will be maintained, and broadcasting and media industries will be designated as preferred industries to encourage priority occupancy. At least 10% of the total floor area must be occupied by media-related businesses.


The floor area ratio applied to the project site is up to 800%, and the building height can be constructed from 5 basement levels to 35 floors above ground. These may be subject to change through future architectural reviews.


The public contribution of 27 billion KRW secured through the urban planning change will be used to create a 'New Media Startup Hub' space. Facilities such as one-person media studios, video studios, sound studios, editing rooms, startup support facilities, and seminar rooms will be provided to nurture companies related to advanced industries and new media.


A Seoul city official stated, "The development of the CBS site will serve as an opportunity to strengthen the region's central functions, create jobs, and expand new growth engines such as a complex platform for the new media industry," adding, "We will do our best to transform it into a new landmark representing Seoul."

At the same Joint Urban and Architectural Committee meeting, the designation plan for a district unit plan zone to build long-term lease housing in the Gwangwoon University Station area was also approved.


Seongbuk Mansion, located at 383-40 Wolgye-dong, Nowon-gu, is an aging building completed in 1976 and now 48 years old. It will be redeveloped through Seoul City's station area long-term lease housing construction project to help existing residents resettle and supply long-term lease housing. A floor area ratio of 502.26% was applied.


Through this, Seongbuk Mansion will be transformed into a total of 219 apartment units, including 69 long-term lease housing units. Neighborhood living facilities will be located on the lower floors. The final project plan will be confirmed after going through the architectural review process by the Architectural Committee.


Seoul City stated, "It is expected to contribute to improving the residential environment, stabilizing housing for low-income residents, and revitalizing the Gwangwoon University Station area."
