Jangwi 15 District Revived, Reborn with Up to 36 Floors and 3,300 Households

A total of 3,300 apartment units with a maximum height of 36 floors will be built in Jangwi 15 District, which was once deregulated as a redevelopment promotion zone but has now been revived.

On the 8th, the Seoul Metropolitan Government announced that it had approved a revised redevelopment promotion plan for the Jangwi 15 Redevelopment Promotion Zone at the 3rd Seoul Urban Redevelopment Committee meeting.


Jangwi 15 District is located near Sangwolgok Station on Subway Line 6, at 233-42 Jangwi-dong, Seongbuk-gu. It was designated as a redevelopment promotion zone in April 2010 but was derecognized by the authorities in May 2018. In September 2021, the promotion committee won a lawsuit nullifying the derecognition, and following a Supreme Court ruling, it was redesignated as a redevelopment promotion zone. The association was established in March 2022.


With the passage of this revision, 3,300 apartment units will be constructed in the area. The number of rental housing units is 828. The plan is to arrange them mixed with sale housing units. According to the current plan, the number of units by exclusive area is 220 units of 39㎡, 220 units of 49㎡, 1,081 units of 59㎡, 1,264 units of 84㎡, and 515 units of 109㎡.


The association initially pursued a plan to upgrade the zoning to quasi-residential area with a maximum of 49 floors and 3,605 units but revised the plan. Jangwi 15 District falls within the secondary station area within a 500m radius of the station and is subject to a floor area ratio of 277%, which is the standard for a Category 3 general residential area.

The city adjusted roads and secured land for public facilities to reflect the surrounding development status and district conditions, allowing for the installation of necessary public facilities in the future. Jangwol-ro, which crosses the center of the district, will be abolished, the road width on the east side will be expanded, and new roads will be created to improve traffic convenience.


Two public facilities will be installed along with a park to promote the convenience of local residents. To facilitate the movement of park visitors and secure a passageway to Wolgok Elementary School, two public pedestrian pathways will be installed in the center of the district.


Han Byung-yong, Director of Housing Policy at Seoul City, said, "Jangwi 15 District has faced difficulties in project promotion due to repeated designation and deregulation of the zone. Through this decision, we will actively support improving residents’ living environments and the prompt supply of quality housing."
