Large construction companies, which have proven their brand power through residential facilities such as apartments, also incorporate their accumulated construction know-how in various aspects such as site selection and design when supplying knowledge industry centers, providing highly refined products. In particular, knowledge industry centers built by large construction companies often gain high recognition and trust among users and become landmarks, which is advantageous when recruiting tenant companies after sales. By emphasizing differentiated strategies with specialized designs and exterior appearances, they also increase their premium value.
When a major construction company representing South Korea undertakes construction, more special and highly functional designs and layouts are applied, resulting in high demand. For example, the ‘Signature Gwanggyo Phase 1’ knowledge industry center supplied by Hanwha Construction incorporated Hanwha Construction’s construction expertise into office spaces and dormitories, achieving full lease contracts in a short period and proving its high popularity.
A real estate official stated, “In the past, most knowledge industry centers were supplied by small and medium-sized construction companies, but as the number of small-scale enterprises increased and investment demand surged due to housing regulations, large construction companies have entered the market based on their special construction know-how, maintaining high popularity. Especially in areas with few knowledge industry centers, expectations for specialized designs and brand premiums are even higher for those built by large construction companies.”
The ‘Signature Gwanggyo Phase 2’ knowledge industry center constructed by Hanwha Construction is also attracting attention for these reasons. Hanwha Construction is one of the leading domestic construction companies that consistently ranks high in construction capability evaluations in Korea. Combining Hanwha Construction’s construction skills with excellent location premiums, the ‘Signature Gwanggyo Phase 2’ is currently recruiting tenant companies, continuing the popularity of the quickly sold-out ‘Signature Gwanggyo Phase 1’.
Located on urban support facility land within the Gwanggyo Residential Development District, the ‘Signature Gwanggyo Phase 2’ knowledge industry center will be built on a site of 7,968.30㎡, with 4 basement floors and 10 above-ground floors, totaling a gross floor area of 32,191.80㎡. It will comprise a knowledge industry center, dormitory, and neighborhood living facilities, and is expected to achieve high worker satisfaction once fully occupied.
The dormitory, constructed as a separate building, consists of 57 units ranging from 39 to 98㎡. All unit types feature a ceiling height of 2.4m (with some types having a loft ceiling height of 5.5m), and include balconies and terraces. Convenience facilities for residents such as lounges, unmanned parcel lockers, and coin laundry rooms are also provided.
‘Signature Gwanggyo Phase 2’ attracts attention by introducing specialized designs that tenant companies will appreciate. Most units offer balconies, and some units provide balconies and terrace spaces on 2 to 4 sides, maximizing the area exposed to the outdoors.
A signature garden allowing natural light to reach down to the second basement floor has been created for comfortable rest, and the building is designed in a rectangular shape to maximize enjoyment of the natural environment of Maebongsan Mountain and Gasancheon Stream. Additionally, various spaces for comfortable and leisurely rest are planned, including the signature garden connected from the basement, rooftop garden, plaza, and relaxation garden.
The site is within walking distance to Sanghyeon Station on the Shinbundang Line, which allows access to the Gangnam area of Seoul within 30 minutes. In May, the Shinbundang Line extension between Sinnonhyeon, Nonhyeon, and Sinsa stations was opened, and the extension project for the Homaesil section is scheduled to begin construction next year, further improving the transportation network.
The three-dimensional transportation network is also notable. The site is adjacent to Sanghyeon IC on the Yongin-Seoul Expressway, Dongsuwon IC on the Yeongdong Expressway, Singal JC on the Gyeongbu Expressway, and Poeun-daero (National Road 43), making it easy to travel throughout the metropolitan area.
In particular, the ‘Signature Gwanggyo Phase 2’ knowledge industry center is scheduled for completion by the end of this year, allowing occupancy within one year. Located in Yongin, which is designated as a growth management zone, companies relocating factories from metropolitan overconcentration zones (including Seoul, Incheon, Bucheon, Goyang, Seongnam, Anyang, Uiwang, Gunpo, etc.) may qualify for tax benefits under the Restriction of Special Taxation Act. Corporate tax can be fully exempted for four years and reduced by 50% for the following two years, and acquisition tax benefits may also apply depending on the tenant company.
A promotional center for the ‘Signature Gwanggyo Phase 2’ knowledge industry center is currently operating.
