Seoul Seongsu-dong Emart Site Development Project
Passes City Urban Architecture Joint Committee Delegated Subcommittee Review
The district unit plan decision for the Emart site in Seongsu-dong, Seoul, where the new headquarters of game development company Krafton will be built, has passed the Seoul city review.
On the 2nd, the city held the 2nd Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 3rd that the 'Emart Site District Unit Plan and Special Planning Zone Detailed Development Plan Decision' was approved with modifications.
The site is located at 333-16, Seongsu-dong 2-ga, Seongdong-gu, where Emart headquarters and Emart Seongsu branch are situated. In 2021, Krafton partnered with Mirae Asset Global Investments to purchase this site for 1.22 trillion KRW. Krafton plans to build office facilities ranging from 8 basement floors to 17 above-ground floors here.
The Emart site development project was selected last year as a 'Urban Architecture Design Innovation Pilot Project' and received a floor area ratio (FAR) increase incentive. The FAR cap was adjusted from the existing 480% to 560%. This project is promoted by Seoul city to innovate urban architectural design in the private sector.
The committee stated, “We highly evaluated the innovative and emotional design aspects such as providing various emotional recovery spaces through the creation of a complex cultural space, enhancing the dignity of urban architecture with aesthetically high-quality architectural design, and securing public accessibility through the openness of the lower floors,” adding, “The review was passed on the condition that these are actually implemented upon completion.”
With the district unit plan decision passing the Urban and Architectural Joint Committee review, a detailed architectural plan will be submitted to the Architectural Committee.
