Jang Yoon-jeong Couple Earned 7 Billion Won in 3 Years... Sold Nine One Hannam for 12 Billion Won

The Highest Actual Transaction Price of Apartments Registered This Year

Singer Jang Yoon-jung (44) and former announcer Do Kyung-wan (42) have sold their luxury home in Yongsan-gu, Seoul, earning a capital gain of 7 billion KRW in just three years.


On the 2nd, Chosun Biz reported that the couple sold their 244㎡ (73.81 pyeong) unit at 'Nine One Hannam' in Hannam-dong, Yongsan-gu, Seoul, for 12 billion KRW on the 11th of last month. The sale price of 12 billion KRW is said to be the highest transaction for that size unit.

Previously, in March 2021, the couple jointly purchased the 244㎡ unit in this complex for 5 billion KRW. With this transaction, they made a capital gain of 7 billion KRW in 3 years and 2 months.


This surpasses the actual transaction price of 11.5 billion KRW for a 245㎡ unit in Gu Hyeon-dae 7th complex, Apgujeong-dong, Gangnam-gu, which was sold in March, making it the highest registered apartment transaction price so far this year. Compared to the previous transaction price of 9 billion KRW for a similar-sized unit at Nine One Hannam in December 2021, the price increased by 3 billion KRW. In February, a 206.89㎡ unit in this complex was sold for 9.95 billion KRW, setting a new record.


Nine One Hannam, a high-end residential complex representing Hannam-dong, Yongsan-gu, is known as a luxury housing complex owned by BTS members RM and Jimin. The official appraisal price for a 244.72㎡ unit alone reaches 10.67 billion KRW. It has recorded the highest appraisal values not only in the sales market but also in court auctions.


A 244㎡ unit was put up for auction with an appraisal price of 10.85 billion KRW, and on the 16th of last month, a 207㎡ unit was sold at auction for 9.369 billion KRW, breaking the record for the highest appraisal and auction prices for multi-family housing.

Nine One Hannam offers amenities such as breakfast service prepared by a famous hotel chef, fitness center, basketball court, swimming pool, and golf practice range. The monthly maintenance fee for this apartment is 1.09 million KRW, amounting to over 13 million KRW annually.


It is also reported that Jang Yoon-jung has purchased a penthouse at A Residence in Yeouido, Yeongdeungpo-gu, Seoul, scheduled for completion in 2026. According to Segye Ilbo, "This building, designed as the sixth tallest in Seoul with views of the Han River, was contracted by Jang Yoon-jung with a down payment of 530 million KRW, which is 10% of the sale price," according to industry sources.


Meanwhile, as record-high prices continue in some areas and complexes within Seoul, the price gap between high-end and low-end apartments in Seoul is widening. According to KB Real Estate's monthly housing price trends, the quintile ratio?calculated by dividing the price of the top 20% of apartments by the bottom 20%?was 4.95 in March, marking the highest level since September 2018 (5.01).
