Differentiation Through Community... 'Hillstate Dujeong Station' Provides Large-Scale Community Facilities [Hillstate Dujeong Station Perspective]

As the trend of prioritizing quality of life becomes dominant, simple community facilities have lost competitiveness in attracting residents, leading to the provision of more diverse community amenities to win over demand.


Just a few years ago, apartment community facilities typically consisted of resident exercise areas and senior centers. These were often located in corners of the complex, resulting in low usage and frequent complaints about occupying space.


However, recently, complexes that offer a variety of community facilities?ranging from fitness centers, golf practice ranges, and saunas that provide everyday enjoyment, to guesthouses for visitors?have not only captured residents' hearts but also helped strengthen competitiveness.


For example, Hyundai Engineering & Construction’s “Hillstate Dujeong Station” currently being sold in Cheonan, Chungnam, is a large-scale complex with 997 households, attracting attention by providing overwhelmingly large community facilities among apartments developed in the area.


The community facility area of Hillstate Dujeong Station is approximately 1,097 pyeong, boasting a size up to 1.9 times larger compared to nearby apartment complexes by companies L and H, which have community facilities of 576 pyeong and 686 pyeong respectively. Even when measured per household, Hillstate Dujeong Station offers 1.1 pyeong, compared to 0.9 pyeong for L company and 0.6 pyeong for H company. Unlike the L company complex, Hillstate Dujeong Station has differentiated itself by introducing lounges, studios, laundry rooms, vegetable gardens, and the premium H series unique to Hillstate. From a branding perspective, Hillstate Dujeong Station is the only first-tier brand in the area, allowing for expectations of brand premium as well.


Additionally, Hillstate Dujeong Station plans to provide one-stop community facilities where residents can enjoy leisure and cultural activities within the complex, including a golf practice range, putting green, male/female saunas, fitness center, GX room, male/female study rooms, book caf?, guesthouses (3 rooms), stretching room, and studios.


With such diverse community facilities, “Hillstate Dujeong Station” is currently conducting first-come, first-served unit and building designation contracts. The complex is located in Dujeong-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do, consisting of 11 buildings from basement level 2 to 29 floors above ground, with exclusive areas ranging from 84㎡ to 170㎡, totaling 997 households. Move-in is scheduled for March 2025.


Besides the community, the complex’s high product completeness also enhances its value. The layout mainly features south-facing units and a 4Bay slab-type structure, providing excellent lighting and ventilation. Thirty penthouse units sized 148㎡ to 170㎡ feature duplex structures. These are the first duplex penthouses introduced in the Dujeong-dong area, expected to attract high interest from buyers seeking wider and differentiated spaces and those pursuing a high-end lifestyle.


Various financial benefits are also offered to ease buyers’ financial burdens. Instead of the usual 10% down payment, buyers can pay 5% upfront and receive loan interest support on the remaining 5%.


Moreover, the transportation network and living convenience infrastructure are solidly established. Through Dujeong Station on Line 1, residents can easily access metropolitan areas such as Asan, Pyeongtaek, and Suwon. Shopping facilities like E-Mart and Shinsegae Department Store, as well as educational institutions important to parents?such as Hope Elementary School with safe commuting, nearby Bukil High School (autonomous private high school), Bukil Girls’ High School, and Dankook University?are abundantly available.


High future value is also expected due to various development benefits. Earlier this year, Cheonan City was included in the government’s plan to extend the GTX-C line, which will greatly improve accessibility to the metropolitan area once completed. Additionally, in February, the government announced plans to develop the Cheonan and Hongseong national industrial complexes as hubs for the future mobility industry, which is expected to revitalize the local economy, create jobs, and attract population inflow.


First-come, first-served unit and building designation contracts can be made after visiting the model house, which is located in Dujeong-dong, Seobuk-gu, Cheonan-si.
