- Sejong~Pocheon Expressway Guri~Anseong Section Scheduled to Open This Year
- Gyeonggi-do Yongin-si Counted as the Biggest Beneficiary
The first phase of the Sejong~Pocheon Expressway, known as the second Gyeongbu Expressway, is scheduled to open within this year, causing the real estate market in Yongin City, Gyeonggi Province, to stir once again. As the Sejong~Pocheon Expressway, a key national transportation infrastructure project, is considered the biggest beneficiary area, there is an increasing number of buyers aiming to secure landmarks before real estate values rise significantly.
The Sejong~Pocheon Expressway is a large-scale development project spanning a total of 128.1 km with 4 to 6 lanes in both directions. The core section, phase 1 from Guri to Anseong (72.2 km), has a total project cost of 7.3014 trillion KRW. Construction began in 2016, and the first phase is set to open within this year, while the remaining phase 2 section from Anseong to Sejong (55.9 km) is planned to open in 2025.
The biggest beneficiary area is Yongin City in Gyeonggi Province. It will be possible to reach Seoul from Yongin in about 20 minutes, enabling a "20-minute Seoul living zone." Previously, the existing expressways had frequent traffic congestion due to numerous interchanges and junctions between Seoul and Yongin, but with the opening of the Sejong~Pocheon Expressway, it is expected to absorb 12% of the traffic volume from the Gyeongbu Expressway and 20% from the Jungbu Expressway, allowing faster access to Seoul regardless of the route used.
As a result, the real estate market in Yongin City is heating up again. There are many cases where housing prices have surged significantly after major transportation benefits are realized, and when a new expressway directly connecting to Seoul opens, demand from commuters increases, often leading to a substantial rise in real estate values.
In fact, in Cheoin-gu, Yongin City, the 'Woomeerin Central Park' saw the price of an 84㎡ unit rise from 540 million KRW in early last year to 650 million KRW by the end of last year when the opening of the Sejong~Pocheon Expressway became visible, forming a premium of 110 million KRW in just seven months. Similarly, an 84㎡ unit in 'Yeokbuk Prugio' in the same district increased from 530 million KRW in August last year to 620 million KRW in February this year, gaining a premium of 90 million KRW in six months.
As Yongin City emerges as the biggest beneficiary area of the Sejong~Pocheon Expressway opening, attention is focused on the 'Yongin Prugio One Cluster,' which is planned for sale in May.
Yongin Prugio One Cluster will be located near Eunhwasam Country Club (Eunhwasam CC) in Namdong area, Cheoin-gu, Yongin City, Gyeonggi Province (Eunhwasam District), and is planned as a large complex with a total of 3,724 households. Among them, the A1 block (Phase 1) will be the first to be sold, consisting of 14 buildings from 4 basement floors to 28 above-ground floors, totaling 1,681 households.
Yongin Prugio One Cluster boasts excellent transportation networks connecting major areas, including the existing wide-area transportation networks such as Yeongdong Expressway and the Seoul Metropolitan Area 2nd Ring Expressway, as well as the soon-to-open Sejong~Pocheon Expressway (the second Gyeongbu Expressway, planned). The Yongin Light Rail Transit (Everline) Yongin Central Market Station is also accessible. With plans underway for the extension of the Gyeonggang Line and the extension of Local Road No. 57 (Yongin-Pogok section), the wide-area transportation network is expected to improve significantly.
Additionally, the project stands out for its direct benefit from the 'Semiconductor Cluster' centered in Cheoin-gu, Yongin City. Samsung Electronics plans to build a total of six fabs (semiconductor production facilities) in the 'Advanced System Semiconductor National Industrial Complex' in the I-dong and Namsa-eup areas. The expected investment amount reaches 360 trillion KRW, and Yongin City is making every effort to advance the scheduled groundbreaking at the end of 2026 by more than six months.
Moreover, the 'Yongin Semiconductor Cluster General Industrial Complex' is being developed in the Wonsam-myeon area, where SK Hynix plans to invest 122 trillion KRW to build a total of four fabs. According to the Ministry of Trade, Industry and Energy, the first fab site has achieved about 35% progress and is proceeding smoothly.
Yongin Prugio One Cluster is located in an area with excellent accessibility to these two major semiconductor clusters. It is situated next to National Road No. 45, which leads to the 'Advanced System Semiconductor Cluster National Industrial Complex,' and is connected to Local Road No. 57, which leads to the 'Yongin Semiconductor Cluster General Industrial Complex.'
The living infrastructure is also abundant. Sharing the living zone of Yongin Yeokbuk and Gorim districts, it is close to E-Mart, CGV, Yongin Central Market, and Cheoin-gu Office. An elementary school site within walking distance is planned right next to the complex, and a library, sports facilities, and neighborhood living facilities will be established within the Eunhwasam District. In addition to a pleasant natural environment such as Gyeongan Stream Waterfront Park, some units offer excellent views of Eunhwasam CC.
Furthermore, National Road No. 45, which crosses the Eunhwasam District, is planned to be developed into an elevated park. This will allow residents to enjoy convenient living in a connected space without segmentation within the Prugio large complex. The landscaping concept of Yongin Prugio One Cluster is 'The Green Gate,' meaning 'the gateway of culture and communication,' and Daewoo Engineering & Construction plans to present resort-level premium landscaping such as Healing Forest, Family Garden, and Flower Garden.
Excellent product features also attract attention. Various types offer a 4-bay layout, master bedroom dressing room, and alpha room to enhance space utilization, and floor heating is introduced in the bathrooms (excluding inside the shower booths). Community facilities for residents include an exclusive movie theater, screen golf course, and large sauna, as well as Prugio's unique complex cultural spaces such as Greenery Studio, Greenery Cafe, daycare center, and kids cafe.
A representative of a real estate agency in the Eunhwasam District said, "Recently, as the metropolitan area pre-sale market has clearly recovered centered on the semiconductor belt, inquiries from customers for both actual residence and investment purposes have increased significantly," adding, "As details related to the product are gradually revealed, the pre-sale enthusiasm is expected to become even hotter."
Meanwhile, the Yongin Prugio One Cluster model house is scheduled to open in May in Pungdeokcheon-dong, Suji-gu, Yongin City.
