402 Moa Housing Units Supplied in Gung-dong, Galhyeon-dong, and Siheung-dong, Seoul

In Gung-dong, Guro-gu, Galhyeon-dong, Eunpyeong-gu, and Siheung-dong, Geumcheon-gu, a total of 402 Moa Housing units are expected to be supplied within 3 to 4 years.


Seoul City announced on the 28th that it passed a total of three integrated reviews at the 6th Small-scale Housing Maintenance Integrated Review Subcommittee held on the 26th. The Moa Housing projects that passed this review are ▲Gung-dong 240, Guro-gu, ▲Galhyeon-dong 259-7, Eunpyeong-gu, and ▲Siheung-dong 920-13, Geumcheon-gu, totaling three locations.

The Moa Housing at 240 Gung-dong, Guro-gu consists of 2 buildings, with 2 basement floors to 14 above-ground floors, and 70 units (including 7 rental units). Since more than 10% of the total units are constructed as rental housing, the floor area ratio is relaxed from the existing 200% to 224%. Also, the number of floors within the Type 2 General Residential Area (7 floors) is relaxed from 7 floors or less to an average of 11 floors.


A 2-meter sidewalk is secured on the northern road where sidewalks and roadways are not separated, and neighborhood living facilities and community facilities are installed along the street to create resting spaces for use by adjacent residents and tenants. Construction is planned to start in April 2025.

The Moa Housing in Galhyeon-dong, Eunpyeong-gu will be built with 2 basement floors to 14 above-ground floors, totaling 150 units. Although located within a Type 2 General Residential Area (7 floors or less), the floor count is relaxed to an average of 13 floors by applying the installation of underground parking lots, creation of above-ground green spaces, street-responsive layout, creation of sidewalks using open spaces within the site, installation of street activation facilities, and the 'Moa Housing Project Implementation Plan Standards.'


The project implementation plan, which was deferred in the December 2023 review, was re-examined to secure ventilation axes through building separation and improve the landscape with a varied facade design by configuring the building side walls as curtain walls. Additionally, the residential environment of the poor low-rise residential area was improved, and a 2-meter sidewalk was created on the side of narrow roads to enhance pedestrian convenience not only for residents but also for local community members.

The Moa Town in Siheung-dong, Geumcheon-gu will be supplied with 3 buildings, ranging from 2 basement floors to 23 above-ground floors, totaling 182 units (including 36 rental units). Due to the construction of rental housing, the floor area ratio is relaxed from 200% to 250%, and the building height within the Type 2 General Residential Area is increased from 7 floors or less to 23 floors.


A Seoul city official stated, “We will continue to make efforts to supply quality housing through the Moa Housing project in areas with poor residential environments due to parking shortages and lack of green spaces.”
