Rising Pre-Sale Prices Boost Popularity of Pre-Sold Complex 'Yangsan Geumho Richensia Signature' [Yangsan Geumho Richensia Signature Perspective View]

Recently, the financial burden on buyers in the pre-sale market has intensified. This is due to the Bank of Korea's base interest rate being held steady at 3.5% for 10 consecutive times since January last year, maintaining a high-interest rate environment, along with continuous issues of rising pre-sale prices. As a result, demand is focusing on pre-sold complexes where the pre-sale price has already been confirmed.


In fact, according to the Ministry of Land, Infrastructure and Transport in March, the standard construction cost was adjusted from 1,976,000 KRW per square meter to 2,038,000 KRW per square meter. This represents a 3.1% increase compared to September last year and marks the first time the standard construction cost has surpassed 2 million KRW per square meter.


Raw material prices have also not escaped increases. According to the Construction Industry Research Institute's 'Major Construction Material Demand Trends and Outlook,' from December 2020 to December 2023, the price index for construction intermediate goods rose by 35.6%, and construction costs increased by 27.6% during the same period.


Consequently, there is strong interest in pre-sold complexes where buyers can purchase at prices set in the past. Pre-sold complexes have confirmed pre-sale prices based on the resident recruitment announcement, allowing buyers to purchase at reasonable prices.


An industry insider said, “Pre-sold complexes amid high pre-sale prices eliminate concerns about price increases and allow quick move-in to new apartments. Securing a complex with good location while the initial cost burden is low is also a way to gain significant capital gains.”


Meanwhile, there is a complex with a reasonable pre-sale price from two years ago located in a transfer station area, attracting high interest from buyers. The protagonist is Kumho Construction’s ‘Yangsan Kumho Richensia Signature.’ It consists of two buildings from basement level 4 to ground level 44, with exclusive area of 84㎡ and a total of 237 households.


The complex is expected to provide a convenient living environment as it is just a 3-minute walk from the upcoming comprehensive sports complex station, the first transfer station in Gyeongnam. The station is currently 93% complete and is scheduled to operate in the first half of 2026. Upon opening, it will allow access to the Yangsan Line and Busan Metro Line 2. The Yangsan Line connects Yangsan Bukjeong-dong to Busan Nopo-dong, and Busan Metro Line 2 extends to Haeundae-gu in Busan.


The wide-area transportation network is also excellent. Using the Gyeongbu Central Expressway via Namyangsan IC and Yangsan IC makes travel to Busan, Ulsan, and Gyeongnam easy. The planned opening of Local Road No. 60 also provides easy access to Gimhae, creating a well-connected transportation network convenient for traveling to nearby areas.


‘Yangsan Kumho Richensia Signature’ also boasts excellent proximity to workplaces in the northern Yangsan area, where many industrial complexes are concentrated. It is about an 8-minute drive. In particular, 12 bus routes pass through the bus stop right in front of the site, making travel throughout Yangsan convenient.


Additionally, nearby amenities include Yangsancheon Riverside Park, Yangsan Water Park, and the comprehensive sports complex, making weekend outings enjoyable. The complex is located in the center of Yangsan, equipped with various living infrastructures such as Yangsan City Hall and its second office, Ulsan District Court, large supermarkets, Megabox cinema, and shopping outlets.


The ‘Yangsan Kumho Richensia Signature’ model house is currently open, and move-in is scheduled for June.
