Proximity to Work Apartment 'Seodaemun Central I-Park' Draws Attention

In the real estate market, apartments located close to workplaces continue to enjoy steady popularity. As more office workers seek to secure work-life balance, residential demand is concentrating in housing complexes near their workplaces.


The term "jikju-geunjeop" literally means proximity between workplace (職場) and residence (住居). Living in a jikju-geunjeop complex reduces commuting time, increasing leisure time and improving quality of life. It also offers the advantage of reducing stress caused by traffic congestion during peak hours. Additionally, since living infrastructure is often concentrated around nearby work and residential areas, residential satisfaction tends to be high.


In fact, complexes with jikju-geunjeop locations continue to perform well in the sales market. In March, “The Sharp Dunchon Foret” in Gangdong-gu, Seoul, recorded 4,374 applications for 47 units available for general supply, achieving a 93.06:1 competition ratio in the first priority subscription and successfully closing all units. This complex is located near Jungang Veterans Hospital Station, an express stop on Subway Line 9, making commuting to major business districts in Seoul easy. Also in March, “Gyeonghuigung Ubora” in Seodaemun-gu, Seoul, recorded an average first priority competition ratio of 124.37:1. It is situated in a location that facilitates commuting to CBD business districts such as City Hall and Gwanghwamun.


An industry insider stated, “With the spread of work-life balance culture, more demanders are trying to minimize commuting time,” adding, “Just as housing demand fluctuates according to the number of nearby jobs, the popularity of jikju-geunjeop complexes is expected to continue.”


Meanwhile, there is growing interest among demanders in “Seodaemun Central I-Park,” which is expected to offer easy commuting to major Seoul business districts such as GBD (Gangnam, Seocho, etc.) and CBD (Gwanghwamun, Euljiro, Seoul Station, etc.). Located in Hong Eun-dong, Seodaemun-gu, Seoul, it consists of 12 buildings with a total of 827 units, ranging from basement level 3 to 15 floors above ground. Among these, 409 units with exclusive areas of 49 to 84 square meters will be offered for general sale. Notably, the 84㎡ units include 24 T84㎡ terrace house-type units.


“Seodaemun Central I-Park” is close to Hong Eun and Hongje ramps, making it easy to access the southwestern and eastern parts of Seoul via the Internal Circulation Road. Using Tongil-ro, residents can quickly and easily reach downtown areas such as Seoul Station and City Hall. Via Hongje Station on Subway Line 3, it takes about 10 minutes to reach major downtown areas like Jongno, Gwanghwamun, and City Hall, and about 20 minutes to reach Gangnam areas such as Apgujeong and Sinsa.


Transportation networks will improve further in the future. This is because the GTX-A line, whose opening is actively being promoted this year, is expected to be easily accessible. From Hongje Station on Seoul Subway Line 3, it takes just three stops to reach Yeonsinnae Station, where the GTX-A line passes. The planned GTX-A line is approximately 83.1 km long, connecting Paju Unjeong, Goyang, Seoul, and Dongtan. Using this line, travel time from Yeonsinnae Station to Seoul Station will be only 4 minutes, and to Gangnam areas will be within 10 minutes. Following the opening of the Suseo to Hwaseong Dongtan section on March 30, the northern section is scheduled to open in the second half of the year.


Seodaemun-gu, where the complex is located, is a non-regulated area, allowing both household heads and members to apply for subscriptions, with no restrictions on home ownership or re-subscription. The resale restriction period is one year, and there is no obligation for actual residence.


The model house for “Seodaemun Central I-Park” is scheduled to open in May.
