All Plots Sold Out for Commercial and Parking Land in KTX Gyeongju Station Area New Town

Shin Gyeongju Station Area Public Development Co., Ltd. announced that all commercial and parking facility sites supplied through the Korea Asset Management Corporation's electronic asset disposal system Onbid from April 16 to 22 were successfully auctioned.


The KTX Gyeongju Station Area New Town is scheduled to have large-scale apartment complexes move in sequentially, starting with 945 units of Desiang in July this year, followed by 1,490 units of Bando U-Bora, 549 units of Hyosung Harrington Place, and 522 units of Cheonnyeonga Centum Sky in January next year, totaling 3,506 units. Adjacent to the commercial site, an apartment complex with 1,530 units is planned. Additionally, within a straight-line distance of 250 meters, more than 600 units of mixed-use residential complexes will be added.


According to The Plus PM Co., Ltd., which is entrusted with the land supply management for the KTX Gyeongju Station Area New Town, the income-generating sites supplied this time are attracting strong interest from both end-users and investors due to the abundant hinterland demand essential for revitalizing the commercial district, offering a location environment for commercial sites that has not been experienced in Gyeongju City before. Furthermore, with the KTX and SRT trains operating at Gyeongju Station (formerly Shin Gyeongju Station), and the planned deployment of KTX-Eum trains on the Jungang Line (Cheongnyangni~Gyeongju~Busan) and Donghae Line (Gangneung~Samcheok~Pohang~Gyeongju~Busan), which are scheduled to be fully opened by the end of December this year, it is expected that the supply sites located at the gateway of the tourist city of Gyeongju will fully enjoy the premium of a metropolitan triple station area through the establishment of a nationwide rapid transportation network.


The KTX Gyeongju Station Area New Town development project will have the core facility of the second phase project, Haeoreum Platform City (designated as an investment leading district by the Ministry of Land, Infrastructure and Transport in December 2022), the complex transfer center, located within about a one-minute walk.


In the first phase project, most of the initially supplied sites such as single-family residential sites, apartment sites, and quasi-residential sites were sold out, drawing attention to the real estate value of the KTX Gyeongju Station Area New Town. All five commercial and parking facility sites supplied this time were also sold out, with the neighborhood living facility sites achieving a high bidding competition ratio averaging 16:1, indicating that there will likely be significant interest in the upcoming commercial facility sites.


The upcoming commercial sites will consist of five lots with various sizes ranging from 1,487㎡ to 1,990㎡ each, suitable for various types of store facilities such as large shopping, sales, office, education, and cinemas. Due to the increasing tourism demand in Gyeongju, these sites can also be utilized as lodging facilities near the KTX station, highlighting a major advantage.


The KTX Shin Gyeongju Station Area New Town Promotion Center offers consultations on construction, sales, and the upcoming commercial facility sites after the contract signing of the auctioned neighborhood living facility sites, and visits for consultation are available by prior reservation.
