‘e-Pyeonhansesang Seodaejeon Station Centro,’ supplied through the redevelopment of Cultural District 2 in Jung-gu, Daejeon, is entering the document submission and winner contract phase. Amid nationwide soaring sale prices, it has been priced reasonably compared to surrounding market prices, and with solid future value in transportation and other aspects, it is expected to attract strong interest from buyers.
e-Pyeonhansesang Seodaejeon Station Centro announced the winners of the subscription on the 16th, and document submission for winners and standby winners will take place at the housing exhibition center from April 19 to 23. To ensure smooth progress, document submission will be conducted through advance reservations on the official website from April 16 to 20. Subsequently, the official contract signing is scheduled to be held at the housing exhibition center for three days from April 27 to 29.
Although there have been recent controversies over high sale prices in various places, e-Pyeonhansesang Seodaejeon Station Centro’s prices have been set reasonably, making the contract process expected to proceed smoothly. The average sale price (including balcony expansion fees) is set at KRW 430 million to 440 million for the 59㎡ type and KRW 520 million to 530 million for the 73㎡ type. According to the Housing & Urban Guarantee Corporation (HUG), nationwide apartment sale prices surged by 13.5% compared to a year ago due to increased construction costs and wages as of the end of February this year, but this complex is supplied at a competitive price level comparable to apartments supplied in Daejeon in 2023.
In particular, compared to the 59㎡ type of ‘Mokdong The Sharp Reeshuville’ in Jung-gu, which leads the local market and was transacted at KRW 492 million in March 2024, it boasts excellent price competitiveness and is evaluated to have a price premium even over newly supplied apartments within the same Jung-gu area.
A sales representative of e-Pyeonhansesang Seodaejeon Station Centro said, “With sale prices continuously rising, inquiries from both genuine homebuyers and investors are steady for this sale, which offers price competitiveness compared to surrounding market prices as well as transportation and development benefits. Positive evaluations from customers who have directly confirmed the excellent product quality matching the brand power at the housing exhibition center are also continuing, so we expect the contracts to proceed smoothly.”
Meanwhile, e-Pyeonhansesang Seodaejeon Station Centro is located in the Munhwa-dong area of Jung-gu, Daejeon, consisting of a total of 749 households, of which 495 households with exclusive areas of 59㎡ and 73㎡ will be sold to the public. Korea Land Trust acts as the project agent, and DL Construction is responsible for construction, characterized by rapid project progress capability, solid construction skills, and transparent fund management, ensuring a stable project.
The future value is also solid, centered on transportation benefits. It is within walking distance to KTX Seodaejeon Station, and Daejeon Metro Line 1’s Seodaejeon Negeori Station and the confirmed Daejeon Metro Line 2 (tram) are planned, transforming the area into a ‘triple station zone’ in the future. Additionally, with the promotion of the Chungcheong Regional Rail (planned), the transportation infrastructure of Seodaejeon Station will be further strengthened, providing convenient access to four lines, forming a ‘quadruple line’ network. Furthermore, curtain wall look design (for some buildings) suitable for a premium brand complex and specialized designs reflecting the latest trends also attract attention.
Meanwhile, the move-in for e-Pyeonhansesang Seodaejeon Station Centro is scheduled for December 2026, and the housing exhibition center is located near Exit 6 of Yongmun Station on Dosan-ro, Seo-gu.
