A mixed-use residential and commercial facility up to 23 stories high will be built in Mapo-ro 4 District, Zone 1, located at the entrance of Ahyeon-dong Furniture Complex. A youth cultural complex space for local young cultural and artistic activists will also be created.

On the 18th, Seoul City announced that it held the 5th Urban Planning Committee meeting and approved the revised plan for the 'Mapo-ro 4 District Urban Maintenance-type Redevelopment Zone Zone 1 Maintenance Area and Maintenance Plan' in the area around 876 Bukahyeon-dong.


The project site was first designated as a redevelopment zone in September 1979. Although it has excellent transportation accessibility, it is an area where environmental improvement is needed due to the concentration of aging buildings. Mapo-ro 4 District consists of 13 zones in Bukahyeon-dong, Seodaemun-gu, Chungjeongno 2-ga, Chungjeongno 3-ga, and Migeun-dong, of which nine zones have completed urban maintenance-type redevelopment projects.


The Zone 1, where redevelopment is being promoted this time, is located at the entrance of the Ahyeon-dong furniture complex. It is situated between Chungjeongno Station on subway lines 2 and 5 and Ahyeon Station on line 2. The building will be constructed with four basement levels and 23 floors above ground. The basement level 1 will house a youth cultural complex space (total floor area 300㎡), basement 1 to ground floor 2 will have neighborhood living facilities and auxiliary facilities, and floors 3 to 23 will contain 100 apartment units and 20 officetel units.


The floor area ratio is set at 565%, and the height is limited to 79 meters according to the maintenance plan. Land will be donated to widen the surrounding roads of the site. A building for the youth cultural complex space for local young cultural and artistic activists will also be constructed and donated.


Seoul City stated, "With this revision of the maintenance plan, we expect to respond to diverse housing demands, improve urban landscape, and revitalize the functions of the Chungjeongno station area."

The designation plan for the maintenance zone to create office and neighborhood living facilities near Seodaemun Station on line 5 in Chunghyeon 2 District was also approved. The area around 171-1 Naengcheon-dong, Seodaemun-gu, belongs to the Chunghyeon maintenance planned zone and is densely packed with aging and illegal buildings over 30 years old.


An open lounge will be created on the second floor of the building, allowing nearby small businesses and residents to use shared spaces such as meeting rooms and seminar rooms. On the third floor, considering the surrounding office demand, public rental industrial facilities such as shared offices will be established, and the building will be donated.


With this maintenance zone designation, the floor area ratio is set at 941.6% or less, and the height at 104.8 meters or less, based on the provision of maintenance infrastructure (roads) and building donation. Securing some roads around the project site will improve pedestrian environments on side streets, making access to nearby alleyway commercial areas easier.


Seoul City said, "This maintenance zone designation will induce office complex development of appropriate scale or larger in the commercial area around Seodaemun Station, revitalizing the office functions of the deteriorated commercial spaces."

The urban planning facility (railroad) plan for Yangcheon Hyanggyo Station on subway line 9 also passed the review. It includes constructing an underground connecting passageway linking Yangcheon Hyanggyo Station on line 9 and buildings within the CJ factory site in Gayang-dong, as well as opening a new subway entrance.


Due to the large-scale development of the CJ factory site, the number of subway users is expected to increase sharply. To improve pedestrian conditions at Exit 4, which is adjacent to the factory site, a new entrance will be created.


The road planning facility decision to expand Ojeong-ro and Beolmal-ro in Gangseo-gu also passed the review. This is part of the Incheon Gyeyang public housing district's metropolitan traffic improvement measures to alleviate traffic demand on National Road 39, which includes Beolmal-ro.


The Beolmal-ro expansion project covers a total of 8.0 km and passes through four local governments. Among them, Seoul City will expand a 0.6 km section from four lanes to eight lanes. Additionally, sidewalks will be newly constructed along the expanded road section.


The Ojeong-ro expansion project in Gangseo-gu is being promoted to address traffic demand on surrounding arterial roads such as Banghwa-daero. Of the total 2.55 km section, Seoul City's section will expand one segment (557 m) from two lanes to six lanes and another segment (968 m) from four lanes to eight lanes. Sidewalks and bicycle lanes will be newly constructed to improve the pedestrian environment.
