Yongin City to Increase Apartment Renovation Subsidies by 19% This Year

Yongin City in Gyeonggi Province will increase subsidies for the repair and maintenance of common facilities in apartments and other multi-family housing by 19.4% this year.

Yongin City to Increase Apartment Renovation Subsidies by 19% This Year

On the 18th, Yongin City announced that it has established and will implement a comprehensive support plan for multi-family housing management reflecting this content.


According to the plan, the city has allocated a budget of 2.464 billion KRW for the multi-family housing subsidy support project, an increase of 19.4% from 2.064 billion KRW last year. This project supports the repair or replacement of aging common facilities such as roads within the housing complex and water and sewage pipes. The subsidy amount varies depending on the size of the complex, ranging from 10 million KRW (for complexes with fewer than 200 households) to 75 million KRW (for complexes with 100 or more households).


The city will also invest 100 million KRW to support the communal electricity fees of 24 public rental apartment complexes with rental periods of over 30 years. Additionally, with a budget of 127 million KRW, it plans to conduct safety inspections and propose repair and reinforcement measures for seven non-mandatory management multi-family housing complexes with fewer than 150 households that have passed 15 years since their usage inspection.


Support projects for transparent and efficient management of multi-family housing complexes will also be carried out. First, the city will implement a 'Pre-Review System for Bid Announcements,' where the city reviews whether the guidelines for selecting contractors for maintenance and management works are appropriate. This is to prevent conflicts between residents and management entities caused by unilateral bidding processes. A 'Prior Notice System' for maintenance and repair works will also be introduced to ensure residents' right to know and to prevent disputes and corruption.


To strengthen the management capabilities of multi-family housing management entities, the city will conduct a 'Customized Education Project on Multi-Family Housing Management Status' by visiting complexes. This program targets multi-family housing complexes with 150 or more households that were completed before 2022 and 43 complexes that have undergone customized education or public-private joint audits for five years.


The city also plans to operate an expert advisory group to support decision-making by residents' representative meetings of multi-family housing. The advisory group, consisting of 19 experts in civil engineering, construction, and other fields, will provide advice on the necessity and timing of construction and service projects. Model multi-family housing complexes will be selected and given additional points when selecting subsidy support projects for the next three years.


The 'Creating Neighborly Relations Without Interfloor Noise' project, first implemented last year, will continue this year. The city plans to select five complexes and provide 1.6 million KRW per complex. This project was recognized as an excellent policy after Yongin City was selected as the top institution in the Gyeonggi Province housing administration excellence evaluation.


In addition, the city will implement projects to improve working conditions for multi-family housing management staff, such as installing air conditioners in security offices, operate a multi-family housing dispute mediation committee, and support housing renovation costs for vulnerable residential groups through the G-Housing, Haetsal Housing, and Senior Safety Housing projects.


Lee Sang-il, Mayor of Yongin City, said, "We will faithfully implement the comprehensive plan prepared this time to improve the living conditions of multi-family housing," and added, "We will continue to communicate with stakeholders in multi-family housing and provide necessary support."
