'Gangbuk 5 District' Embracing Miasageori Station to Build 48-Story, 688-Unit Residential and Commercial Complex

2021 Public Redevelopment Project Initiated
181 Public Rental Units, 117 Private Rental Units

'Gangbuk 5 District,' located in the immediate vicinity of Mia Sageori Station on Line 4, will be transformed into a residential-commercial complex with up to 48 floors and 688 households.

On the 16th, Seoul City announced that the 2nd Urban Redevelopment Committee approved the 'Gangbuk 5 District Redevelopment Promotion Plan Amendment (Draft)' for the area of 61-79 Mia-dong, Gangbuk-gu.


Gangbuk 5 District is an area densely populated with old low-rise houses and commercial buildings. A redevelopment plan was established in 2014 led by the private sector. However, the project stalled due to resident conflicts and other issues. In 2021, Seoul City selected Gangbuk 5 District as a public redevelopment project site and took a leading role from the pre-planning stage to finalize the public redevelopment plan.


Gangbuk 5 District will be constructed with three buildings ranging from five basement levels to 48 floors above ground, comprising 688 households. Among these, 181 units will be public rental housing, and 117 units will be private rental housing. Exit 6 of Mia Sageori Station will be relocated inside the project site, creating a super-station residential-commercial complex apartment that embraces the station.


As a result of this review, three public pedestrian pathways will be planned within the complex to significantly improve subway station accessibility. Additionally, new school routes will be established around Yeonghun Elementary, Middle, and High Schools, and a 1,000 ㎡ public open space will be created to provide an open area for local residents.


Gangbuk 5 District is scheduled to undergo building review and project implementation plan approval in 2025, with construction beginning in 2027. The project aims for completion in 2030 and will proceed in earnest.


Han Byung-yong, Director of Seoul City's Housing Policy Office, said, "Through public redevelopment, we will not only supply housing but also improve the walking environment around Mia Sageori Station and provide sufficient open spaces." He added, "We will continue to actively support the supply of quality housing and the improvement of living conditions for local residents."
