- Demand criteria rise amid housing market contraction... Buyers flock to complexes with one-stop infrastructure
- One-stop infrastructure complex in Hwayang District featuring planned multipurpose public office and general hospital
As the housing market has recently contracted, buyers are becoming more discerning, and complexes equipped with well-rounded “one-stop infrastructure” including transportation, education, and convenience are gaining popularity.
According to the Ministry of Land, Infrastructure and Transport, the number of unsold housing units nationwide reached a total of 64,874 units in February. The number of unsold units has been increasing since November last year (57,925 units), rising by 6,949 units over three months. Additionally, according to the Korea Real Estate Board, the total number of apartment sales transactions nationwide in the first quarter of this year was 65,444, continuing a downward trend since the second quarter of 2023 (115,333 transactions).
Although the nationwide housing market remains subdued, complexes with “one-stop infrastructure” are attracting significant attention in the market. One-stop infrastructure refers to the ability to enjoy surrounding environments and convenience facilities all in one place.
For example, in August, the “Dunsan Xi I-Park” in Seo-gu, Daejeon, recorded an average first-priority competition rate of 68.67 to 1, with a total of 48,415 subscription accounts submitted. The complex is located near Daejeon Metropolitan City Hall, Daejeon Police Agency, Daejeon District Prosecutors’ Office, Daejeon Eulji University Hospital, movie theaters, and clustered elementary, middle, and high schools.
Also, in February, “Seosin The Sharp Vivaldi” in Jeonju, Jeollabuk-do, closed subscriptions with an average first-priority competition rate of 55.59 to 1. The complex is situated close to department stores, large marts, and elementary, middle, and high schools, making it an excellent location that attracted buyers’ attention at the time of sale. Such complexes equipped with one-stop infrastructure continue to achieve outstanding subscription results.
Meanwhile, a complex with one-stop infrastructure in the Hwayang district of Pyeongtaek City is drawing attention with its upcoming sale announcement.
Dongmoon Construction will launch sales of “Pyeongtaek Hwayang Dongmoon The East” this month. The complex, located in the Hwayang district of Pyeongtaek, Gyeonggi-do, will consist of 8 buildings ranging from 2 basement floors to 29 above-ground floors, totaling 753 units.
“Pyeongtaek Hwayang Dongmoon The East” is planned to feature one-stop infrastructure. Within walking distance, a complex public office building (planned) and a general hospital (planned) will be established, with a central commercial area planned directly opposite the complex public office building. Additionally, several parks such as Central Park (planned) and Neoreunteul Sports Park will be developed nearby, promising a convenient and pleasant residential environment. An elementary school site is planned right in front of the complex, allowing future residents to enjoy the “Chopuma” (elementary school within walking distance) advantage, and sites for middle and high schools are also planned nearby.
The complex is expected to have excellent transportation access. Anjung-daero (planned), which allows quick access to Anjung Station (KTX direct connection planned), is located 500 meters in front of the complex, enabling convenient use of the Gyeongbu High-Speed Line and the Seohae Line double-track railway. Currently, the Seohae Line double-track railway is undergoing electrical supply within the tracks for test operations, aiming for a successful opening in October this year.
In particular, Anjung Station (KTX direct connection planned) is scheduled for the Seohae Line-Gyeongbu High-Speed Line direct connection project, which will facilitate easier access to Seoul and other metropolitan and regional areas in the future. This project was selected as a preliminary feasibility study target by the 4th Fiscal Project Evaluation Committee in August and is currently undergoing the preliminary feasibility study, expected to be completed by September this year, with construction planned to start in 2025. Also, from Anjung Station (KTX direct connection planned), residents can use the Pyeongtaek Line (planned) to reach Pyeongtaek Station and access Seoul Subway Line 1. Recently, extensions of the GTX-A and GTX-C lines (planned) were announced, further enhancing accessibility to Seoul.
Moreover, the complex boasts excellent rapid transportation network conditions. It is located near National Route 38, connected to the Seohaean Expressway, making travel to Seoul, the metropolitan area, and other regions very convenient. Access to the Pyeongtaek-Jecheon Expressway is also easy, enabling quick travel to Chungbuk and Gangwon regions.
Specialized designs considering residents’ convenience also stand out. “Pyeongtaek Hwayang Dongmoon The East” offers a 4Bay floor plan and predominantly south-facing layouts to provide a comfortable living space. A clean room specialized floor plan utilizing an alpha room space will be offered as a paid option, and some units will have views of the West Sea, promising a high-quality residential environment.
The complex’s community facilities are also excellent. Planned amenities include a fitness center, golf practice range, small library, reading room, and senior citizens’ center. In particular, a daycare center, kids caf?, and a community care center will be established, making childcare convenient.
The model house for “Pyeongtaek Hwayang Dongmoon The East” is scheduled to open in April.
