Planning Maintenance Measures by Typifying Aged Residential Areas through Analysis of Entire District Status
Seoul Gangbuk-gu (District Mayor Lee Soon-hee) launched the "Gangbuk-gu Residential Area Maintenance Basic Plan Establishment Project" on the 1st, aimed at setting the direction for the maintenance of aging residential areas throughout Gangbuk-gu.
This plan was prepared to devise a comprehensive maintenance direction in response to the increasing demand for maintenance projects from residents. It aims to proactively design maintenance directions for the entire district so that residents can carry out maintenance projects systematically and efficiently.
This is the first time a basic local government has established a comprehensive maintenance direction for its entire jurisdiction.
The scope of the plan covers the entire Gangbuk-gu, excluding areas where maintenance projects are not feasible such as green zones. The plan will include ▲analysis of the current status and characteristics of aging residential areas in Gangbuk-gu ▲conceptualization of infrastructure expansion ▲classification of aging residential areas and review of project methods ▲setting maintenance directions by type and devising maintenance plans for key areas.
Specifically, after investigating and analyzing the current status, characteristics, problems, potential, and ongoing or planned maintenance projects of each area, the plan will conceptualize ways to expand lacking infrastructure such as roads, parks, and green spaces in each region.
Subsequently, aging residential areas will be categorized into types such as high-rise zones, natural landscape zones, areas along the Uicheon Stream, and station areas. Maintenance directions tailored to the characteristics of each type will be proposed, including ▲redevelopment and reconstruction ▲small-scale housing maintenance projects (such as Moa Town, street housing, etc.) ▲station area projects ▲district unit planning projects.
The district plans to complete the "Residential Area Maintenance Basic Plan Establishment Project" containing these details by September 2025, and will consider this basic plan when establishing or revising urban plans related to residential area maintenance, such as maintenance plans and district unit plans.
Lee Soon-hee, Mayor of Gangbuk-gu, said, "Gangbuk-gu has about 1.5 times higher rates of single-family and multi-family housing compared to the Seoul average, and 81.5% of buildings are over 20 years old, reflecting strong resident demand for maintenance projects. Through this residential area maintenance basic plan, we will provide necessary support without hesitation to help residents pursue their projects with a reasonable direction."
