The affluent apartment complexes within the region are undergoing a transformation. Domestically, Yongsan Park in Yongsan-gu and Seoul Forest in Seongdong-gu, Seoul, have been established, changing the conditions for affluent neighborhood formation. Additionally, Incheon’s Songdo International City has created a new affluent neighborhood image through its Central Park.
Real estate experts explain, “As the importance of a pleasant living environment has increased as a criterion for residential choice, attention to affluent apartments featuring natural elements is rising. While retaining the advantages of affluent neighborhoods, the preference for new affluent apartments that also address previous shortcomings will continue to grow.”

Meanwhile, a branded large complex in Gwangju’s affluent area is drawing attention ahead of its sale. ‘Jungang Park Lotte Castle Signature’ is the protagonist, scheduled for sale in April. Located in the Geumho-dong area of Seo-gu, it consists of 39 buildings ranging from 3 basement floors to 28 above-ground floors, with a total of 2,772 households sized between 84 and 233㎡. Specifically, it includes △1BL (929 households) △2-1BL (915 households) △2-2BL (928 households).
As an apartment complex developed under the private park special project of ‘Jungang Park District 1,’ the largest in Gwangju, it features a pleasant living environment based on abundant green spaces and a lake. Additionally, various living infrastructures are already well established nearby, and expectations for transportation development are forming.
First, ‘Jungang Park District 1’ spans 2,435,516㎡, covering Geumho-dong, Hwajeong-dong, and Pungam-dong areas in Seo-gu, Gwangju. It is the largest among the nine parks (10 districts) under the private park special project promoted by Gwangju Metropolitan City. ‘Jungang Park District 1’ consists of eight themed forests and eleven village forests, with plans to include spaces for urban camping and garden exhibitions. Furthermore, facilities such as an outdoor performance hall and lakeside beach will be constructed around Pungam Lake within the park. Gwangju City plans to conduct various cultural programs involving citizens here, promising a differentiated residential culture.
Given its affluent neighborhood location, the surrounding living infrastructure is excellent. Large residential complexes are situated around ‘Jungang Park Lotte Castle Signature,’ resulting in numerous commercial facilities across various sectors. Near Jungang Park District 1, Gwangju World Cup Stadium hosts Lotte Outlet and Lotte Mart. Moreover, the distance to Sangmu District, regarded as Gwangju’s central commercial area, is close. After the complex is established, the surrounding environment is expected to be further developed, enhancing residential convenience.
Additionally, near 1BL are schools such as Hwajeongnam Elementary, Seongjin Elementary, Hyogwang Middle, Chipyeong Middle, Gwangdeok Middle, and Gwangdeok High. Near 2BL are various school districts including Hwage Elementary, Unri Elementary, Gwangju Middle, Unri Middle, and Pungam High.
Transportation benefits are also anticipated. Two stations on the first phase of Gwangju Subway Line 2 (scheduled for 2026) will be constructed near ‘Jungang Park Lotte Castle Signature.’ Once this line, connecting Gwangju Station to Gwangju City Hall, opens, access to major urban centers in Gwangju will become much easier.
