As more consumers prioritize 'quality of life,' apartments located in 'Gongsegwon'?areas with pleasant environments near parks?are attracting buyers' attention.

The dictionary definition of 'Gongsegwon' refers to residential areas adjacent to parks where residents can enjoy walking, relaxation, and exercise in a natural and comfortable environment. Since it is generally difficult to access parks closely within urban areas, having a park near the complex offers the advantage of allowing residents to enjoy leisure activities after work or on weekends, providing a more relaxed lifestyle.

If the nearby park is a large-scale park, residents can naturally enjoy even greater benefits. Not only are there many types of facilities within the park, but residents can conveniently use the park as if it were a community facility within the complex.

In fact, complexes near large parks have shown excellent performance in the sales market by stimulating buyers' subscription desires. For example, last month, the 'Hillstate The Sharp Sangsaeng Park Phase 2' in Nam-gu, Pohang-si, Gyeongbuk, closed its first subscription round with an average competition rate of 6.83 to 1. Considering the sluggish real estate market in Pohang, this was regarded as an outstanding result exceeding expectations. The complex attracted high interest from buyers due to the anticipated increase in residential value from the large park development.

Gongsegwon complexes offer more than just a pleasant environment. Unlike ordinary complexes located in the city center, the quality of living itself is different, resulting in a distinctive premium after sale.

According to the Ministry of Land, Infrastructure and Transport's apartment transaction prices, the representative 'Gongsegwon' apartment in Jeonju-si, Jeonbuk, 'Eco City The Sharp Phase 2,' with an exclusive area of 84㎡, was traded at 560 million KRW in December last year. This is approximately 280 million KRW higher than the original sale price of 279.8 million KRW.

Meanwhile, 'Iksan Busong I-Park' by HDC Hyundai Development Company, scheduled for sale in April, is evaluated as a representative 'Gongsegwon' apartment in Iksan where residents can enjoy a park right next to the complex. It has been receiving high interest from buyers not only in Iksan but also in surrounding areas even before its sale.

'Iksan Busong I-Park' is an apartment complex located in Busong-dong, Iksan-si, Jeollabuk-do, consisting of five buildings ranging from two basement floors to 20 floors above ground, with a total of 511 households and exclusive areas ranging from 84 to 123㎡. The number of households by area is △84㎡A 194 units △84㎡B 119 units △104㎡ 158 units △123㎡ 40 units.

In particular, approximately 890,000㎡ of Palbong Neighborhood Park is planned to be developed to the east of the complex, providing a pleasant environment. The park will include various landscaping facilities, recreational facilities, playgrounds, sports facilities, and cultural facilities. Additionally, it is adjacent to Iksan Culture and Sports Center, Iksan Citizen Park, and Central Sports Park, allowing residents to enjoy various hobbies and leisure activities.

Unlike complexes where residents have to travel far to visit parks, 'Iksan Busong I-Park' offers the advantage of using a nearby park, providing buyers with an optimal complex that delivers a higher quality of living.

Moreover, located in the Yeongdeung living area, which is highly preferred for residence in Iksan, the complex offers convenient living infrastructure such as large supermarkets and hospitals. Nearby are Homeplus (Iksan branch), Lotte Mart (Iksan branch), CGV Iksan, Iksan General Hospital, and Iksan Arts Center, allowing residents to easily access shopping, cultural, and medical facilities. Furthermore, Costco?the first in the Honam region?is planning to open a branch in Iksan, enhancing the area's future value.

Within walking distance are Gungdong Elementary School and Eoyang Middle School, and Busong Library is also nearby. Additionally, the Yeongdeung academy district, which houses various types of private academies, is easily accessible, making it an optimal educational environment encompassing both schools and academies within Iksan.

'Iksan Busong I-Park' also offers convenient access to various transportation infrastructures for travel within and outside the region. Residents can freely access downtown Iksan via Muwang-ro and Seonhwa-ro, and travel to nearby areas and the metropolitan area is easy through KTX·SRT Iksan Station, Iksan Intercity Bus Terminal, and Iksan IC.

Another point of interest is that 'Iksan Busong I-Park' is the first 'I-Park' brand apartment introduced by HDC Hyundai Development Company in Iksan. Since the first-sale complexes in a region typically focus on floor plans, landscaping, and community facilities considering their future impact on the area, 'Iksan Busong I-Park' is expected to become a top-tier complex presenting new residential values never before experienced in Iksan.

'Iksan Busong I-Park' is scheduled for full-scale sale in April.
