Location is the most important factor commonly considered when purchasing an apartment. When examining location, significant differences can arise in everything from sale prices to infrastructure, even if the properties are neighboring, depending on whether the land is private or public.
Therefore, it is necessary to establish a clear understanding before applying. First, private land refers to land developed and supplied by private companies. Since private companies lead the development with a basis in private profit, these lands are usually located near areas where housing demand is supported by existing urban infrastructure. However, the price ceiling system applies only to a very limited number of areas such as the Gangnam 3 districts (Gangnam, Seocho, Songpa), so prices tend to be relatively high in other regions.
Public land, on the other hand, is developed and supplied by the government, local authorities, or public institutions. This includes land development projects and urban development projects, where various infrastructures are planned together, often leading these areas to become new towns or emerging residential districts over time. Public land prioritizes public interest, so apartments in these areas are generally supplied at relatively reasonable prices through mechanisms like the price ceiling system.
In particular, public land has a high potential for significant growth by absorbing demand from adjacent areas, as seen in Wirye New Town and Gwacheon Knowledge Information Town. Recently, the ‘Busan Jang-an Land Development Planned District’ has attracted attention as a public land with high growth potential.
The Jang-an district is expected to expand the ocean residential belt connecting ‘Haeundae to Gwangalli’ through smooth population inflow. Nearby Jeonggwan New Town has a high proportion of complexes over 10 years old, and Ilgwang New Town mainly consists of complexes over 5 years old, so once Jang-an district is completed, it is expected to absorb demand for new housing.
Additionally, the ‘Nopo-Jeonggwan Line Project (Phase 1)’ has been selected for a preliminary feasibility study, raising expectations for the creation of a double station area around ‘Jwacheon Station (Donghae Line)’. Furthermore, Gijang County has declared its full commitment to securing a stop for the ‘KTX-Eum’ within the region, which is expected to further increase interest.
Amid these developments, the Jang-an district, which is being developed on a mini new town scale with about 2,100 households, is drawing attention with the planned April launch of ‘Busan Jang-an District Dietre The Ocean’.
In terms of transportation, ‘Jwacheon Station (Donghae Line)’ is within walking distance, providing convenient access to ‘Osiria Station’ and ‘Centum Station’. Via the ‘Donghae Expressway (Busan-Ulsan)’, it is possible to reach ‘Centum City (about 20 minutes by car)’ and ‘Ulsan Taehwagang Station (about 30 minutes by car)’.
Within approximately 300 meters radius, there are planned sites for kindergarten and elementary schools, as well as existing middle and high schools, offering excellent educational conditions for children. The ‘Shinsegae Premium Outlet’ is accessible on foot, and the nearby ‘Seoul National University Particle Center (planned)’ and ‘Southeastern Nuclear Medicine Hospital’ provide convenient medical facilities. Within about 10 minutes by car, industrial complexes such as ‘Banryong General Industrial Complex’, ‘Jang-an General Industrial Complex’, ‘Busan New Materials General Industrial Complex’, and ‘Jeonggwan General Industrial Complex’ are established, ensuring good proximity between residence and workplace.
Among the apartments in Jang-an district, this is the only one offering medium to large-sized units, giving it high rarity value. Inside the units, innovative floor plans unique to Daebang Construction are applied, including wide living rooms over 6 meters (except for some types).
