'Raemian La Grande,' a redevelopment complex in Imun 1 District, is attracting attention with the announcement of the sale of commercial spaces within the complex. With a stable resident demand base and abundant surrounding demand, as well as promising future value due to the formation of a new commercial district, it is expected to garner significant interest.


The commercial spaces within Raemian La Grande consist of a total of 7 buildings (Buildings A to G). They are planned to be located along Imun-ro Boulevard in Complex 1 (Buildings A to C), near Hankuk University of Foreign Studies in Complex 2 (Buildings D and E), and on the alleyways between Complex 1 and 2 (Buildings F and G). Each location will leverage its unique characteristics to offer a diverse MD composition including retail zones, anchor tenant zones, kids zones, education zones, and clinic zones.


An industry insider stated, "The complex secures a geographical advantage that easily absorbs not only the fixed demand from residents but also the large-scale nearby residential demand and external floating population, which is expected to create a seven-day commercial district. Given that the residential units sold out quickly due to high demand, the commercial spaces are also expected to attract strong interest."


In fact, the commercial spaces have a solid demand base, a key factor for commercial facilities. First, Raemian La Grande, the flagship and earliest move-in complex in Imun Hwikyung New Town (scheduled for occupancy in January 2025), secures a mammoth fixed demand with 3,069 households. Additionally, it is expected to absorb residential demand from approximately 14,000 households that will reside in Imun Hwikyung New Town in the future.


Moreover, the complex is adjacent to the Seoul campus of Hankuk University of Foreign Studies and is surrounded by universities such as Kyung Hee University and Korea National University of Arts, which is expected to attract diverse demand from students and faculty. Particularly, this is anticipated to bring in a large influx of young customers, raising expectations for the formation of an MZ (Millennial and Gen Z) commercial district, drawing attention.


Furthermore, the complex is close to Oedaeap Station and Sinimun Station on Line 1, which see an average daily foot traffic of about 15,000 people, suggesting an influx of demand from the station area users.


That is not all. The commercial spaces are also highly valued for their future potential, according to industry evaluations. Especially, the Imun Hwikyung-dong area, where the commercial spaces will be located, is expected to form a massive new commercial district in Seoul’s northeast region due to rising regional value from residential development and the influx of large-scale residential demand, attracting attention.


A representative from A Real Estate in Imun-dong said, "The planned population for Imun Hwikyung New Town through development reaches about 40,000 people. This is four times the size of Cheongnyangni, and based on such large-scale residential demand, the area is expected to form a new landmark commercial district representing Seoul’s northeast region, generating considerable anticipation."


Additionally, various development benefits are underway in the adjacent Cheongnyangni area, which is expected to bring further advantages. Notably, Cheongnyangni is scheduled to have four new lines?GTX-B, GTX-C, Myeonmok Line, and Gangbuk Transversal Line?making it the only multi-station area in Korea where a total of 10 lines intersect, which is expected to expand demand and create synergy effects, according to industry observations.


A sales representative said, "The commercial spaces within this complex are being constructed directly by Samsung C&T, ranked first in construction capability evaluations, ensuring high stability and reliability. From a product perspective, various specialized designs will be applied. We plan to introduce diverse anchor tenants to increase customer attraction and minimize vacancy risk, so we ask for your keen interest as the official schedule progresses."


The sales promotion center for the commercial spaces within Raemian La Grande is located in the Cheongnyangni area of Dongdaemun-gu.
